College Avenue Fort Collins, CO -80524 Dear Steve, Attached are revisions to the preliminary development plans•for-RIDGEWOOD HILLS, 4TH FILING, TRACTS N & T, PDP - #55-84N. They have been revised in response to City staff and agency review comments. The comments made and revisions requested have been addressed as follows: Changes to Site Plan Due to the change in.detention plans, we have modified the'site plan. We -have added four units to Tract T, in the form of 2-2-unit buildings. These buildings meet the following applicable criteria of 3.5.2 Residential Building Standards as follows:. 3.5.2(B) The new additions do riot affect the product mix; there are still 3-4 floor plans in the single family attached. • " 3.5.2(C)(1) All units face a connecting walkway that has direct access to the street. The farthest front door from the public street is 320 feet -from' the street walk, well within the 350 feet maximum distance. ; i 3.5.2(C)(2) Since these buildings -only have two units each, they are not required to have ' front doors facing a public street. In addition, we have revised the private drive access to improve fire access, and to provide additional- parking. We have also .extended the connecting walkway to provide a continuous walk around the entire perimeter of Tract 'T. This -provides a pedestrian connection from Avondale Road, to Ridgewood Hills Third filing without having to cross a private drive, though that option is still available as well.
