Box 580 Fort Collins, C80522-0580 970.221.6750 970.224.6134 - fax fcgov.com//deve/0pmentreview July 5, 2012 Dear Resident or Property Owner: On Thursday, July 19, 2012, at 6:00 p.m., at City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will conduct a public hearing on an annexation and initial zoning proposal commonly known as the Forney Annexation and Zoning, #ANX120002. The Forney Annexation is a voluntary request for annexation and initial zoning of approximately 22.820 acres located on the north side of LaPorte Avenue, approximately 1,280 feet east of North Taft Hill Road. The property is developed and is in the I - Industrial District in Larimer County. The requested zoning for this annexation is T — Transition. The Transition District is intended for properties for which there are no specific and immediate plans for development. The only permitted uses are those existing at the date the property was placed into this District. No form of new development is allowed in the Transition district. Forney Industries has indicated that they have no intent to further develop at this time. Additionally, please note that the properties are located within the Fort Collins Urban Growth Area (UGA). According to policies and agreements between the City of Fort Collins and Larimer County contained in the Intergovernmental Agreement for the Fort Collins Urban Growth Area, the City will agree to consider annexation of property in the UGA when the property is eligible for annexation according to State law. Additionally, it is important to note that the annexation is 100% voluntary on the part of the property owner. The list of affected property owners for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
