A tract of land situated in the Southeast '/4 of Section 19, Township 7 North, Range 68 West of
the 6th P.M., Larimer County, Colorado, which considering the East line of the Northwest'/4 of
said Section 19 as bearing S00°19'30"W and with all bearings contained herein relative thereto is
contained within the boundary lines which begin at a point on the East line of said Southeast '/4
which bears S00°29'5511W 367.93 feet from the East `/4 corner of said Section 19 and run thence
S00029'55"W 2284.06 feet to the Southeast corner of said Section 19, thence S89°53'54"W
1056.80 feet along the South line of said Southeast `/4 to a point on the East right-of-way line of
the Union Pacific Railroad, thence N00°28'22"E 2276.85 feet along the said East right-of-way
line, thence N89°30'30"E 1057.94 feet to the point of beginning, containing a gross area of
55.3496 acres more or less and being subject to a right-of-way for Timberline Road over the East
30.00 feet thereof and to a right-of-way for Drake Road over the South 30.00 feet thereof and to
easements in place or now of record.
