Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov. com/currentplanning On Monday, February 28th, 2011, from 5:30 p.m. to 7:30 p.m. in room 214 of Timberline Church, 2908 Timberline Road, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a proposal in your neighborhood. Please park in the west parking lot and access the building through the west, main entrance. Proceed to the stairs/elevator and go to the 2nd floor. Room 214 is on the upper west area of the building. All minors in the building must be accompanied by an adult. The applicant is proposing an amendment to the Spring Creek Farms North Overall Development Plan (ODP) approved in 2001. Specifically, the ODP would be amended to allow all L-M-N, Low Density Mixed -Use Neighborhood zone uses and to allow for an increase in density for a portion of Parcel A. The project site is located west of South Timberline Road and north of East Drake Road (please see map on reverse). This site is zoned L-M-N, Low Density Mixed -Use Neighborhood zone district, subject to a Type 2 (Planning and Zoning Board) review and public hearing. The Current Planning Staff considers your input regarding this matter as an important part of the review process. The applicant will be present to discuss the proposal and City Staff will also be present to answer questions. A decision will not result from this meeting. If the project moves forward, you will have another opportunity to provide input at a public hearing, at which time you will receive a similar notification regarding the date, time and place of the administrative public hearing. The list of affected property owners for this neighborhood meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all pertinent stakeholders may have the opportunity to attend. Thank you for your time and participation in the planning process.
