2. The city wide development fee is $3,070/acre ($0.0705/sq.ft.) for new
impervious area over 350 sq.ft. No fee is charged for existing
impervious area. This fee is to be paid at the time each building
permit is issued.
3. The design engineer will need to verify compliance with the Registry
Ridge drainage plan both for imperviousness and drainage patterns.
If there are any changes, they will need to be justified and/or
mitigated. This must be completed by a Professional engineer
registered in Colorado. The site drainage was probably sized under
old rainfall requirements so there may need to be additional quantity
volume detention to meet present requirements. The detention could
be provided onsite or in the existing pond offsite. If the Registry Ridge
drainage report assumed a high imperviousness for this site, the
existing pond may be large enough.
4. A detailed grading plan is required for each lot, showing the lot comer
elevations, finished floor elevations, and the break point elevations on
the lot that provides a 2 % swale away from the building to the curb.
There needs to be at least 6 inches of fall away from the building
foundation in the first ten feet on all sides.
5. Water quality extended detention is required to treat the runoff. This
could be provided onsite or the existing detention pond outlet could be
modified and additional volume provided. If the existing pond is used
the water quality capture volume needs to include all the area draining
to the pond.
WATER & WASTEWATER
1. This property is served by the Fort Collins Loveland Water District
(FCLWD) and South Fort Collins Sanitation District (SFCSD). Please
contact District Engineer Terry Farrill at 970-226-3104 to discuss the
requirements that will apply to this proposal.
TRANSPORTATION PLANNING
Contact Info: David Averill, 416-2643, daverillCaD-fcgov.com

discussed at the next City Transportation Coordination Meeting. City
staff will be in touch with you about the outcome of this meeting and
the requirements that will pertain to your project.
2. Please designate all pedestrian walkways as Public Access
Easements.

Conceptual Review Application
General Information
All proposed development projects begin with conceptual review. Anyone with a development
idea can schedule a conceptual review meeting to get feedback on prospective development
ideas. At this stage, the development idea does not need to be finalized or professionally
presented. However, a sketch plan and this application must be submitted to City staff prior to
the conceptual review meeting.
Conceptual reviews are scheduled on three Mondays per month. One half-hour meeting is
allotted per applicant. Please call Current Planning at 416-2031 to schedule a conceptual review
meeting. Conceptual review is a free service. Applications and sketch plans must be submitted
to City staff no later than 5pm on the Wednesday prior to the Monday conceptual review
meeting.
At Conceptual Review, you will met with staff from a number of City departments, including
Current Planning, Light and Power, Natural Resources, Stormwater, Water/Wastewater, Zoning,
Transportation, Engineering and Poudre Fire Authority. Comments are offered by staff to assist
you in preparing the detailed components of the project application. There is no approval or
denial of development proposals associated with conceptual review. After the meeting, a City
planner will follow-up with the applicant in writing, summarizing staffs comments.
