6. A neighborhood meeting is not required for Administrative (Type 1)
proposals, but since many of the neighbors to this property are
unaware that it will not be a school, I would recommend such a
meeting as soon as possible. Please contact me and I will handle the
logistics (where/when/notification) of conducting the neighborhood
meeting. You will be responsible for providing my office with a mailing
list of affected property owners within 800 feet so that I can send out
the notification letter to the neighborhood.
A neighborhood meeting was held on January 1 st. 2007. A list of
all affected property owners within 800 feet of the project was
notified. A summary of this meeting is included with this submittal.
7. Please be aware that you will owe both the Project Development Plan
fee and the Transportation Development Review (TDR) fee and
applications at the time the project is submitted (two separate checks).

LAND USE DATA: The applicant proposes to replat Tract C of the Registry
Ridge First Filing PUD for 30 new single-family residential lots. Tract C was
originally reserved as a future school site for the Thompson School District, but
a recently approved elementary school in the nearby Ridgewood Hills
Subdivision will serve both the Ridgewood Hills and Registry Ridge
neighborhoods. The property is zoned LMN- Low Density Mixed -Use
Neighborhood District and is adjacent to a future City of Fort Collins park.
COMMENTS: The following departmental agencies have offered comments for
this proposal based on a sketch plan which was presented to the review team:
ZONING

1. Single-family detached dwellings are permitted in the LMN — Low
Density Mixed -Use Neighborhood District, subject to Administrative
(Type 1) Review and Public Hearing.

2. Residential developments in the LMN District shall have an overall
minimum average density of five dwelling units per net acre of
residential land and a maximum density of eight dwelling units per
gross acre.
Proposed net residential density is 5.175 Dwelling Units per 1

street right-of-way shall be fifteen feet.

For your information, attached is a copy of the Staff's comments for the
proposed replat of Tract C of the Registry Ridge First Filing PUD, which
was presented before the Conceptual Review Team on December 18, 2006.
The comments are informally offered by staff to assist you in preparing the
detailed components of a project application. Modifications and additions to
these comments may be made at the time of formal review of this project.
The City's Current Planning Department coordinates the development review
process. I am the Project Planner for your project. I will be commenting as well
