The city representative Steve Oult (filling in for Shelby Sommer) outlined the process Lennar
has to go through for a final approval. Timewise the process of re -platting, including final
approval, could be done within about 2 months at the earliest. The next step in the process
will be for Lennar to make a formal filing, and for the city to post a sign that the proposal is
under review. Once final approval is received, the building process could start without further
formal requirements.
The city is listening and is gathering neighbors' opinions through all forms of communication.

morning, the Board looked over the plan
and discussed our first impressions.
Brad Conrad, President of the HOA has
prepared a letter to Lennar and the city.
After reading it to the homeowners, Brad

For the HOA this raises several new topics
for the future. The addition of new homes

to the HOA, guidelines for the style of
homes, the process of architectural
review, how assessments work during the
sales period and many more details will
have to be worked out.
So far a key upside to keep in mind is the additional income through assessments.

The city of Fort Collins arranged a meeting with neighbors of Registry Ridge to introduce the
plans Lennar has for the former school site. The turn out was great and the club house was
full. The city planning department (Steve Oult, Associate Planner) organized the meeting.
Craig Foreman, Manager Park Planning and Development for the city was also in attendance.
Lennar was represented by Coulter Hooker, Community Manager and two of their site
planning engineers.
Let's take one step back. The open space located within Registry Ridge is about 13 acres in
size. The city owns 5 acres (Tract H) to be developed as a park. Lennar has designated 8
acres (Tract C) for a school site with a secondary use for low density residential. These plans
are not new but have been filed and approved by the city in 1999/2000.
Thompson School District has chosen a different site for the
j school (Ridgewood Hills) and has taken money from Lennar
instead of taking the land. This made the land available for
Lennar again to use for its secondary purpose, single family
houses.
It a eared at the meeting that different information was given

[ to home buyers from either the Lennar sales force or the
Realtors® in re -sale transactions with respect to the open
space.
Lennar has introduced a plat map to the city that showed 36 single family residences at first
and has been revised and shows 35 lots now. The current plan is encroaching on the
southwest side on the city's parkland. The city park manager Craig Foreman is considering all
options and is open to suggestions to maximize the park to benefit the neighborhood within
the guidelines he has to follow.
It is obvious that the home owners along Hancock are the most impacted by this change.

ranch style or two-story houses, instead of looking y
onto school grounds. _ f77.
Several suggestions were made by neighbors. One "
that sounded promising was to incorporate a green }ph
belt between the Hancock backyards and the lots
12-20 of that new section. This would create at least `, I
a little more open feel and would be more consistent —
with the over all layout of Registry Ridge. For this to
happen, Lennar would have to reduce the number of \ ! 1
,
units.
As a neighborhood we would have enjoyed the
benefits of a school in this location. And with a
revised plan for additional homes on the site, we willJ11 _
lose some of the openness we all expected. Lennar
is likely to sell the property after a new plan is
approved. With a price tag of a more than a million dollars the option for the HOA to
purchase the land to extend the city park is unrealistic. Unfortunately an earlier rumor that
Lennar would sell it to the HOA for $100,000 has never proven to be true.
