Why is the City making this nonsense trade? 5. Lenar's Corporation — It is not too late for the City Park Department to negotiate with the Lenar Corporation for adding this section to the park. We know the Lenar Corporation (US Homes) sale persons have misled the home buyers, and the Lenar Corporation must take the responsibility for this. The Lenar Corporation has made significant profit in building Registry Ridge and it is time for them to contribute a small portion to this community. Box 580 Fort Collins, CO 80522 RE: Registry Ridge Tract C Replat -Project Development Plan Dear Mr. Sommer: This letter is in reference to your letter of January 18, 2007, concerning the proposed project above and the on -site community meeting of February 1, 2007. I have several concerns which are outlined below and I request this comment letter be docketed as a public record on this project. I-: ,Home OwnenAssociation Issue -:The future Tract C home owners.must be required to join -the cunent,Registry Ridge Home:Own&s'Association.:The City must,secure a:`,, binding,legal-document,,from;the.Lenar.Corporation'and/or,other potential horrie builders to make:sure this,would:be a condition of sale: ; This-is'necessary.because a) the current open space; walkways; and other facilities will be use by the new -Tract C home owners any way and b) it doesn't make sense to have another home owners association in the Registry Ridge to complicate the future operations, maintenance of the common areas, and other decisions. 2. Architectural and exterior Issue — The Lenar Corporation and/or other potential home builders must be required to adhere to the existing architectural style and exterior features of the homes currently in the Registry Ridge. Lack of homogeneity and deviation from the current appearances will reduce desirability of the neighborhood and thus loss of home values. 3. Water Supply Issue — The current water pressure in the Registry Ridge is very bad, and it seemingly does not even meet any standards. Adding another 36 homes will certainly make it worse. The City must resolve this issue with the Fort Collins -Loveland Water District before approving this proposed project. 4: Park land Exchange Issue — Trading a section of the current park land.with the Lenar Corporation -is not based on any, logic,.utility,.and quality of -the exchanged section:.
