This project is known as the Registry Ridge 51h Filing Project Development Plan, #32-951. This proposal is a request to replat Tract C of the Registry Ridge First Filing PUD. Tract C is located on the east side of Ranger Drive, on the south side of Truxun Drive, and northeast of the future neighborhood park (see map on reverse side). This tract was originally reserved as a future school site, with an option for the property to revert back to the developer if the school district did not purchase the site. This is a proposal to add 27 single-family residential lots that are of similar in size and nature to the surrounding Registry Ridge neighborhood. The development proposal also features a pedestrian pathway between the existing and proposed homes that will connect to a future neighborhood park. This property is located in the LMN, Low -Density Mixed -Use Neighborhood Zoning District, in which single-family detached dwellings are permitted, subject to administrative review. All applicable standards within the Fort Collins Land Use Code (LUC) apply to this proposal. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
