HomeMy WebLinkAboutREGISTRY RIDGE, 5TH FILING - PDP - 32-95I - CORRESPONDENCE - (14)Topic: Water Quality Pond
Number: 85 Created: 4/13/2007
[4/13/07] The water quality pond located on future park property is not functional,
since it has no outlet. It is recommended that this pond be eliminated and that water
quality be achieved by using the existing swales that lead to the larger detention
pond serving the entire Registry Ridge development.
Be sure and return all of your redlined plans when you re -submit. Please schedule a
Final Plan submittal appointment if your project is approved at the administrative
public hearing.
If you have any questions regarding these issues or any other issues related to this
project, please feel free to call me. at (970) 221-6750.
Sincerely,

Topic: Erosion Control Plans
Number: 88 Created: 4/13/2007
[4/13/07] Erosion control notes reference the Sunrise Ridge development, please
correct. Please use only City standard set of erosion control notes.
Erosion control calculations should also be submitted at final.
Topic: Off -site sanitary sewer
Number: 87 Created: 4/13/2007
[4/13/07] Please add a note indicating that all areas disturbed during the
construction of the off -site sanitary line shall be restored to equal or better during the
condition than existing. This includes the -existing storm culvert and riprap that will
be affected located to the south of the development.
Topic: Swale Design
Number: 86 Created: 4/13/2007
[4/13/07] The swale going through lots 17 through 22 should be carefully designed.
Please minimize the amount of area contributing runoff to this swale if possible.
Provide a design for the swale showing how much runoff is expected in that swale.
Landscaping restrictions notes should be added to the grading plan as well as to the
plat.
The swale located on tract D should be designed such that the swale can carry the
100 year design flow + a 33% freeboard without the water surface elevation
encroaching on the lots to the east. Please add a swale cross section to plans
showing property line and water surface elevation with freeboard.
Topic: Utility Plans
Number: 89 Created: 4/13/2007
[4/13/07] At final please show 100-year HGL on all storm sewer profiles and details.
Please add a drainage summary table to the drainage plan.
Provide swale cross sections showing 100 year water surface elevation and
elevation for 1.33 times the 100 year discharge.

[4/11/07] Looks great! The only scanning problem I see is the shaded in triangle
piece by the detention area. Is there another way to call this out? What does it
represent? Thanks.
Topic: Plat
Number: 4 Created: 3/6/2007
[4/12/07] (FC) (FC) Looks really good Cody! Just a couple of things. You'll need
to take off the color at mylars but otherwise you got it.
[3/6/07] (FC) Please see Appendix E6 for all scanning requirements. Please
remove shading and correct all overlapped labeling.

[4/25/07] From Technical Services:
1. Boundary closes.
2. Outer boundary monuments not defined.
3. Show line and arrows at street name change = +- Middle of Tract C.
4. No color in V-Map, "fuzzy" street names in V-Map.
Topic: Site
Number: 9 Created: 3/6/2007
[4/12/07] (FC) The shaded triangle probably won't scan well. Can we call this out
another way somehow? What does it represent? Also, please remove the color;
just use good of black, white and grey. Thanks!
[3/6/07] (FC) Please see Appendix E6 for all scanning requirements. Please
remove all shading and correct all overlapped labeling.

[4/12/07] (FC) Sorry Cody, I know this is picky but please call all the walks
"sidewalks" so that its tied to the city detail and its known that they're made out of
concrete. Thanks!
[3/6/07] (Hearing) Please dimension all sidewalks and parkways.

[4/16/07] Minor comment for Final Plans: Site Note #6 should say "of the Land Use
Code" instead of "of the Residential Building Standards."

[4/16/07] Minor comment for Final Plans: Site Note #5 - please remove "if alternate

[4/18/07] Terry Farrill (Fort Collins Loveland Water District/South Fort Collins
Sanitation District):
The response comments indicate that all of Tract "B" was dedicated as a sanitary
sewer easement. The drawing and plat indicate a pedestrian, landscape and
drainage easement as well. The District requires minimum 30 foot wide easements
for the sanitary sewer lines, on the District's standard easement form, that are not
located within the public ROW.
Adequate easements and easement rights need to be conveyed to lots 28-30 for the
sanitary sewer service line easements. Typically, a 10 foot wide easement is not
adequate to replace or repair the service line. The homeowner is responsible to
provide locates for the sanitary sewer service to their property.
Access to the sanitary sewer line, in Tract A, for maintenance needs to be
addressed. The District will require another review due to the nature of the above
comments. Please do not hesitate to contact me at 226-3104 ext. 104 if you have
any questions or require additional information.

[4/17/07] Craig Foreman (Park Planning): I understand the "water quality pond" will
become the swale along the park east edge per Basil. Could the developer's
engineer show us a design so the new trail connection can get through this area, i.e.
small pipes, etc. Thanks.

[4/20/07] This project is ready for an administrative public hearing. The hearing has
been scheduled for Wednesday, May 9, 2007 at 5 pm. Staff will support your
requests for modification, and will also require a condition of approval requiring a
continuation of the pedestrian path through the water quality/drainage swale area. I
will need a "fresh" set of plans (site, landscape and plat) to use at the public hearing
and would prefer to have those as soon as possible since I will be returning my
redlined set to you with this comment letter. If you project is approved at the public
hearing, you will be required to submit final plans (revised per this comment letter)
along with a $1000 development review final plan fee and $1000 transportation
development review final plan fee ($2000 total).
