I don't need any additional information. Department: Stormwater-Water-Wastewaterlssue Contact: Basil Harridan Topic: Erosion Control Plans Number: 88 Created: 4/13/2007 [6/12/07] Please use City standard notes only. [4/13/07] Erosion control notes reference the Sunrise Ridge development, please correct. Please use only City standard set of erosion control notes. Erosion control calculations should also be submitted at final. Topic: Landscape plans Number: 79 Created: 3/23/2007 [6/12/07] Please provide some landscaping along swale in back of lots 5 through 13. [3/23/07] Please provide a copy of the proposed landscape plan for stormwater review, none was received. Topic: Plat Number. 109 Created: 6/15/2007 [6/15/07] Please add landscaping notes to the plat. Topic: Swale Design Number: 86 Created: 4/13/2007 [6/12/07] Please call out lot numbering on grading and erosion control plans. [4/13/07] The swale going through lots 17 through 22 should be carefully designed. Please minimize the amount of area contributing runoff to this swale if possible. Provide a design for the swale showing how much runoff is expected in that swale. Landscaping restrictions notes should be added to the grading plan as well as to the plat. The swale located on tract D should be designed such that the swale can cant' the 100 year design flow + a 33% freeboard without the water surface elevation encroaching on the lots to the east. Please add a swale cross section to plans showing property line and water surface elevation with freeboard. Topic: Utility Plans Number: 89 Created: 4/13/2007 [6/12/07] [4/13/07] At final please show 100-year HGL on all storm sewer profiles and details. Please add a drainage summary table to the drainage plan. Page 6 showed the slope percents for me. It saved me a LOT of time doing the calcs by hand. Just missing a couple of spots otherwise you're good to go! Topic: Utility - Kudosl Number. 125 Created: 6/18/2007 [6/18/07] This was the most complete, most excellent submittal ever! I had very little to comment on and appreciate the hard work you put into this set of plans Cody. Phenomenal job! Topic: Utility - Plan and Profile Number. 120 Created: 6/18/2007 [6/18/07] Please call out the various dimensions as shown in figure 7-24 for all street widenings in the plan view. Number: 121 Created: 6/18/2007 [6/18/07] Because you are using separate FL and CL stationing, we will require that you add spot elevations on the CL stationing sheet (in lieu of cross sections) so that we can determine that the minimum 2% cross slope is being met. Please place spot elevations at all VC's (sag and crest) and all PCs, beginning and end. Also, put spots cutting through the street widenings as well. See redlines or we can go over it real quick in person too Cody - whichever is easier! : ) Number: 122 Created: 6/18/2007 [6/18/07] See 12.2.2 for minimum cover requirements over structures. There's a couple of stormlines that look like we're not quite making it. Topic: Utility -Utility Sheet Number. 114 Created: 6/18/2007 [6/18/07] Need to show the proposed work tying into the existing on the east side of the project (like the grading sheet does). Department: PFA Issue Contact: Cane Dann Topic: Fire Number: 68 Created: 3/21/2007 [6/13/07] [3/21/07] REVIEW APPLICABLE TO STRUCTURES: PFA reviews the right to further review of the project when specific structures and their locations are proposed. Number: 95 Created: 4/18/2007 [6/13/07] [4/18/07] PFA has no further comments or concerns related to the current documents submitted. Page 5 [6/18/07] It looks like a layer from the utility plans was left on - the rip rap and FES is showing up. Please remove. Number. 129 Created: 6/18/2007 [6/18/07] Please label the existing sight distance easement to the north and west of the development. Topic: Utility - Detail Sheet Number: 124 Created: 6/18/2007 [6/18/07] A couple of the details will scan a little blurry but you can fix that by reducing the pen thickness a tad. That, and add details 1606a and 1607. Thanks! Topic: Utility -Existing Conditions Number: 113 Created: 6/18/2007 [6/18/07] Existing trailer needs to be labeled and whether or not it is being removed. Are those existing water and sewer services to the trailer or is that a sidewalk? If so, will you be removing them too? Need to show and label all removals on the utility sheet. Topic: Utility - Gen Notes Number: 111 Created: 6/18/2007 [6/18/07] Under General Notes, add line 49 and refer to the Soils Report. Topic: Utility - General Number: 110 Created: 6/18/2007 [6/18/07] Please remove all color from the plan set. Number: 112 Created: 6/18/2007 [6/18/07] Please provide a soils report. Number: 116 Created: 6/18/2007 [6/18/07] Please remove the shaded box that represents the trailer (?) from all sheets except for the existing conditions sheet. Topic: Utility - Grading Number. 118 Created: 6/18/2007 [6/18/07] Please show and label all removals. See redlines - I circled a what I think is just a mistake in two of the contour lines. Let me know... Number: 119 Created: 6/18/2007 [6/18/07] Please add the little box with the X in it to the legend. Topic: Utility - Intersection Details Number: 123 Created: 6/18/2007 [6/18/07] Thanks for doing such a nice job of presenting the information Cody! It's the nicest intersection detail sheet I've ever seen. I really appreciate that you Page 4 its current location. Nothing is shown for how the peds will cross the culvert or where it will tie into. Number: 117 Created: 6/18/2007 [6/18/07] All plan sets need to show the same area being platted. The utility plans can show a matchline to one sheet combining grading, utility, drainage etc with a note that no construction is being proposed in the future park area. If you can think of something better Cody, I'm up for it, just let me know! : ) Number: 132 Created: 6/18/2007 [6/18/07] Please see comments under all plan sets for items that will need to be coordinated so that all of the plan sets match. Number: 133 Created: 6/18/2007 [6/18/07] See redlines for other comments. Topic: Landscape Plans Number. 130 Created: 6/18/2007 [6/18/07] Please show the proposed Improvements to the east tying into the existing (like the site plan did). Number: 131 Created: 6/18/2007 [6/18/07] Please label and dimension all easements. Topic: Plat Number: 108 Created: 6/14/2007 [6/14/07] From Technical Services: 1. Plat close 0.05' 1:71188 2. Why not dedicate the south FC easements on this plat rather than by separate doc? (From Susan - I've passed on the reason why to tech services, no issue). 3. We have copies of the separate docs and they do not match this plat. 4. See relines for other problems. Number. 126 Created: 6/18/2007 [6/18/07] Please remove all shading from the plat. It doesn't scan well unfortunately... Number: 127 Created: 6/18/2007 [6/18/07] Please add "to be dedicated by this plat" to the 9' utility easement so there's no doubt that while one utility easement is being vacated, there is a new one being dedicated. Thank you : ) Number. 128 Created: 6/18/2007 Page 3 8. The proposed 4 inch sanitary sewer drop is to be eliminated and connected to the proposed 8 inch sanitary sewer Hine. 9. All District references on the revised "Lot 25 Sewer Service Connection" are to be removed. The word extent in the note should be extend. The sanitary sewer line is PVC not VCP. 10. The District will require another review due to the nature of the above comments. Please do not hesitate to contact me at 226-3104, ext. 104, if you have any questions or require additional information. Topic: General Number. 99 Created: 6/7/2007 [617/07] The TIS Memo still reflects the original proposal for 31 single-family dwelling units. This is not critical change to make at this stage, but I do want this comment on the record. The trip generation will likely be less than was is estimated in the original TIS. Number. 100 Created: 6/7/2007 [6/7/07] What is the large grey box shown on lot 13 on the site and landscape plans? Please remove if it is the existing construction trailer. Topic: Plat Number: 105 Created: 6/12/2007 [6/12/07] Please change the City Signature Block to say "Tract H of the Corrected Plat of the Registry Ridge PUD First Filing" and the Lennar Signature Block to say "Tract C of the Corrected Plat of the Registry Ridge PUD First Filing." This will help clarify who owns which portions of the previous PUD, since this new filing does not have a Tract H and also has a new Tract C. Topic: Site Plan Number. 103 Created: 6/12/2007 [6/12/07] Please add on to site notes # 4 and #9 indicating that modifications to the solar orientation and density standards were requested and approved with this Project Development Plan. Number: 104 Created: 6/12/2007 [6/12/07] Please change that maximum building height on the site plan from 40 feet to 2.5 stories. COLLEGE AVE. FORT COLLINS, CO 80524 Staff has reviewed your submittal for REGISTRY RIDGE 5TH FILING PDP - TYPE I AND FINAL PLANS, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Shelby Sommer Topic: Fort Collins Loveland Water District Number: 102 Created: 6/12/2007 [6/12/07] Teny Farrill (Fort Collins Loveland Water District): 1. The drawings indicate that Tract F, Registry Ridge PUD First Filing was dedicated as a pedestrian, landscape and drainage easement, not sanitary sewer. The District requires minimum 30 foot wide easements for the sanitary sewer lines, on the District's standard easement form, that are not located within the public ROW. 2. Adequate easements and easment rights need to be conveyed to lots 25 and 26 for the sanitary sewer service line easements. Typically, a 15 foot wide easement is not adequate to replace or repair the service line. The homeowner is responsible to provide locates for the sanitary sewer service to their property. The side lot easements are also used for other utilities which will create problems for lot owners with respect to maintenance, repair, replacement, access and locates. 3. Access to the sanitary sewer line, in Tract A, for maintenance needs to be addressed. 4. The existing water tap, fire line and sanitary sewer taps are to be abandoned in accordance with District requirements and specifications. 5. The proposed sanitary sewer connection to the existing manhole is to be made by core drilling. The inverts for the existing manhole need to be shown. 6. The District requires .2 feet of drop through the proposed sanitary sewer manholes. 7. Are basements proposed for all lots? If so, will there be any sanitary sewer pump systems? Page 1
