spots cutting through the street widenings as well. See redlines or we can go over it

clarify who owns which portions of the previous PUD, since this new filing does not
have a Tract H and also has a new Tract C.
The City Signature Block now states as Tract A and the Lennar's Ownership is
Tracts B-C and Lots 1 — 27.

neighborhood to the south that is being removed and replaced a little to the east of
its current location. Nothing is shown for how the peds will cross the culvert or
where it will tie into.
The existing sidewalk is to be removed and replaced because of the sanitary sewer
line. The park will be designing the connection.

[6/18/07] All plan sets need to show the same area being platted. The utility plans
can show a matchline to one sheet combining grading, utility, drainage etc with a

The existing water tap and fire line are to abandoned at the main. The
existing sewer service is to be abandoned in place and mortar fill the
service connection.
5. The proposed sanitary sewer connection to the existing manhole is to be
made by core drilling. The inverts for the existing manhole need to be shown.
A note has been added.
6. The District requires .2 feet of drop through the proposed sanitary sewer
manholes.
As talked about, a note has been placed on both the utility sheet and
the sanitary sewer sheets holding the manufacture responsible. Drops
of .2 were used every possible.
7. Are basements proposed for all lots? If so, will there be any sanitary sewer
pump systems?
There are proposed lots and lots 1-7 and 19 will have sewer pumps.
8. The proposed 4 inch sanitary sewer drop is to be eliminated and connected
to the proposed 8 inch sanitary sewer line.
The drop manhole has been taken out.
9. All District references on the revised "Lot 25 Sewer Service Connection" are
to be removed. The word extent in the note should be extend. The sanitary
sewer line is PVC not VCP.
The reference to the city has been removed and PVC has been
corrected.
10. The District will require another review due to the nature of the above
comments. Please do not hesitate to contact me at 226-3104, ext. 104, if you
have any questions or require additional information.

[6/12/07] Terry Farrill (Fort Collins Loveland Water District):
1. The drawings indicate that Tract F, Registry Ridge PUD First Filing was
dedicated as a pedestrian, landscape and drainage easement, not sanitary
sewer. The District requires minimum 30 foot wide easements for the sanitary
sewer lines, on the District's standard easement form, that are not located
within the public ROW.
Tract F will be defined as a pedestrian, landscape, drainage and
sanitary sewer easement by your document.
2. Adequate easements and easment rights need to be conveyed to lots 25
and 26 for the sanitary sewer service line easements. Typically, a 15 foot wide
easement is not adequate to replace or repair the service line. The homeownel
is responsible to provide locates for the sanitary sewer service to their property.
The side lot easements are also used for other utilities which will create
problems for lot owners with respect to maintenance, repair, replacement,
access and locates.
The easement has been defined with a width of 15 feet. With having
the service profiled at a five foot depth, the width of the trench to
ASHTOO standards will fit within the easement.
3. Access to the sanitary sewer line, in Tract A, for maintenance needs to be
addressed.
Addressed through your standard form.
4. The existing water tap, fire line and sanitary sewer taps are to be abandoned
in accordance with District requirements and specifications.
