College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentplann/*ng April 10, 2012 On Tuesday, April 24, 2012, from 7:00 to 9:00 p.m., at the Evangelical Covenant Church, 4825 South Lemay Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as One Boardwalk Place Multi -Family - Project Development Plan. This project was formerly known as Serrano Townhomes and was partially developed and is located at the southwest corner of South Lemay Avenue and Boardwalk Drive. (Please see map on reverse.) As Serrano Townhomes, the project consisted of 18 dwelling units (three 6-plexes) on 2.29 acres for a residential density of 7.86 dwelling units per acre. As now proposed under new ownership, the project consists of 24 dwellings (three 8-plexes) on 2.29 acres for a residential density of 10.48 dwelling units per acre. The units would range in size from 1,000 to 1,100 square feet and feature two bedrooms and two baths. The three buildings would be two -stories in height. The parcel is located in the Low Density Mixed -Use Neighborhood (L-M-N) zone district. The proposed project includes a Request for Modification of Standard to increase the density from the allowable maximum of 9.00 dwelling units per acre to the proposed 10.48 dwelling units per acre. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed.
