OF STAND. - MOD120003 - CORRESPONDENCE - CORRESPONDENCE-HEARINGMay 25, 2012 Dear Resident/Property Owner: On Monday, June 11, 2012, at 6:00 p.m., in City Council Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins Hearing Officer will conduct an administrative hearing to consider a development proposal in your neighborhood. The project is referred to as One Boardwalk Place, Multi -Family — Request for Modification of Standard. This is a request for a Modification of Standard for a residential project on 2.29 acres located at the southwest corner of Lemay Avenue and Boardwalk Drive. The parcel is zoned Low Density Mixed -Use Neighborhood (L-M-N). The site is partially developed under a previous plan known as Serrano Townhomes which has expired. The Land Use Code caps the gross residential density in the L- M-N district at 9.00 dwellings per acre which would allow up to 20 units total. The applicant is proposing three 8-plexes, 24 units, for a gross density of 10.48 dwelling units per acre. This is a request for a stand-alone Modification of Standard, not a request for a Project Development Plan. A stand-alone Modification is allowed prior to a submittal for a Project Development Plan in order for a project to proceed on a step-by-step basis, and is valid for up to one year by which time a Project Development Plan incorporating the Modification must be submitted. At the neighborhood meeting of April 24, 2012, 48 parking spaces were proposed. Now, 52 parking spaces are proposed — two per unit plus four guest spaces. The units would range in size from 1,000 to 1,100 square feet and feature two bedrooms and two baths. The three buildings would be two -stories in height. The City Current Planning Staff and Hearing Officer consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal.
