ARCHITECTS July 10, 2006 Ted Shepard and City Staff City of Fort Collins Planning Objectives for The Boardwalk Office Building at 4803 Boardwalk Drive The proposed project is a new two story office building on the vacant lot (Lot Two) of Miramont Self -Storage P.U.D. Lot Two contains .53 acre and is currently approved for 7,500 square feet of gross leasable floor area of office space and twenty-five parking spaces. This proposed project will be similar in use and scope, but the size of gross leasable area has increased to 8,852 square feet. It is very likely this building will be purchased or leased by medical businesses,'so the number of parking spaces has been increased from twenty-five to thirty. The architectural character of the building is similar to others in the neighborhood incorporating low pitched hip roofs and stucco siding. This building will have good street appeal. Sandstone veneer, cedar siding, large overhangs and decorative cedar brackets will give this building a distinct Colorado flare. The parking lot will be shielded by the building from the street side. Nice landscaping and a cedar fence will screen the users of this building from the mini storage directly to the west. Site drainage is similar to what was previously approved with the addition of a water quality area on the site.
