[7 / 21 / 06] The site plan shows a monument sign along the drive on the
north side of the lot. I don't believe that's a public street. Monument signs
are only allowed along a public street and must be located within the
boundaries of the lot. Even if the drive on the north is a street, where it's
shown is outside the boundaries of the lot.
Number: 6 Created: 7 / 21 / 2006
[7/21/06] For sign code purposes, processing this as a major amendment
results in this being a separate development (no longer part of the original
Miramont Self Storage PUD). As such, this property would be allowed one
monument sign along Boardwalk. The sign would be limited to 32 square
feet per side with a maximum overall height of 5'.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related
to this project, please feel free to call me at 221-6341.

Staff has reviewed your submittal for Miramont Self Storage PUD, Lot 2,
Boardwalk Office Building - Major Amendment, and we offer the following
comments:
ISSUES:
Department: Current Planning Issue Contact: Steve Olt
Topic: General
Number: 33 Created: 8/ 1 / 2006
[8/ l/06] Rick Lee of the Building Department indicated that a pre -
submittal meeting is required by the Building Department to address some
potential Code concerns. Also, he is forwarding a copy of the Codes and
Standards that his department will enforce.
Number: 35 Created: 8 / 1 / 2006
[8/ 1 /06] City staff has determined that this request actually satisfies the
Minor Amendment criteria set forth in Section 2.2.10(A)(2) of the Land Use
Code (LUC) and, therefore, is further processing this request as a Minor
Amendment rather than a Major Amendment. No public hearing will be
required. However, this section of the LUC does state that "such minor
amendments may be authorized by the Director as long as the development
plan, as so amended, continues to comply with the standards of this Land
Use Code, at least to the extent of its original compliance (so as to preclude
any greater deviation from the standards of this Land Use Code by reason of
such amendments)".

V [8/ 1/06] A more detailed breakdown of the types of proposed office uses in
vv h' the building must be provided so that the maximum allowable parking on -
site can be assessed relative to the 8,800 square feet of floor area.
l

[8/9/06] J.R. Wilson of Technical Services indicated that there are some
minor drafting problems that need to be taken care of.
