Department: Zoning Issue Contact: Peter Barnes
Topic: Zoning

[7/21/061 Per Sec. 3.2.1(E)(4)(a), perimeter parking lot landscaping requires one
tree every 40' along a side lot line. 2 more trees are required in the landscape
area along the south lot line abutting the parking lot.
Acknowledged, please see landscape plans for revisions.
Number: 3 Created: 7 / 21 / 2006
[7/21/061 General note 8 on the site plan states that the trash enclosure will
match the finish materials of adjacent buildings. The detail on sheet 4 of 4
shows a cedar fence enclosure. This material doesn't match the buildings.
Acknowledged, please see revised "note 8" on site plan and detail on sheet
4 for clarification.
Number: 4 Created: 7 / 21 / 2006
[7/21/061 This is in the neighborhood sign district. Must show proposed wall
sign locations on the architectural elevation drawings.
Acknowledged, please see rear elevation on sheet 3 of 4 for sign location.
Number: 5 Created: 7 / 21 / 2006
[7/21/061 The site plan shows a monument sign along the drive on the north
side of the lot. I don't believe that's a public street. Monument signs are only
allowed along a public street and must be located within the boundaries of the
lot. Even if the drive on the north is a street, where it's shown is outside the
boundaries of the lot.
Please see revised location for proposed potential project ID sign. The
location has been moved.
Number: 6 Created: 7 / 21 / 2006
[7/21/06] For sign code purposes, processing this as a major amendment
results in this being a separate development (no longer part of the original
Miramont Self Storage PUD). As such, this property would be allowed one
monument sign along Boardwalk. The sign would be limited to 32 square feet
per side with a maximum overall height of 5'.
Acknowledged

The current topo extends only to the property line. Proposed grading ties
into the grades along the lot lines.

[8/ 1 /06] Please show the downstream conveyance from this site and
demonstrate that these were built to accommodate the 100 year flows issued
from this site.
Information has been added to the drainage report.
Swale on the west property line is at less than 2 percent will need a pan.
The swale only conveys 0.1 cfs of water during the 100 year storm. We
believe that 1% should be adequate considering the small amount of runoff.

[8/l/06] Provide more detail on water/sewer services. Size? How will services

Water and sewer services are existing. The mechanical engineer for the

will show the connection on the construction drawings to be submitted at a
later date to the city.. The fire line will stay in place to accommodate the
and new fire hydrant required by PFA.

sprinkler system, Poudre Fire Authority requires a "Knox Box" to be mounted on
the front of the building.
The building will not be equipped with a "KNOX Box", the proposed office
building shall be divided into (2) two story fire containment areas, not
greater than 5,000 sq. ft. maximum, separated by a smoke and draft barrier
of not less than 1 hour fire resistive construction per City of Fort Collins

[8/ 1 /061 City staff has determined that this request actually satisfies the Minor
Amendment criteria set forth in Section 2.2.10(A)(2) of the Land Use Code (LUC)
and, therefore, is further processing this request as a Minor Amendment rather
than a Major Amendment. No public hearing will be required. However, this
section of the LUC does state that "such minor amendments may be authorized
by the Director as long as the development plan, as so amended, continues to
comply with the standards of this Land Use Code, at least to the extent of its
original compliance (so as to preclude any greater deviation from the standards
of this Land Use Code by reason of such amendments)".

[8/ 1/061 A more detailed breakdown of the types of proposed office uses in the
building must be provided so that the maximum allowable parking on -site can
be assessed relative to the 8,800 square feet of floor area.
It is assumed that at least two of the three suites available in this building
will be inhabited by medical offices. The square footage for these two suites
j would be 5,848 sq. ft. The third suite and common areas would account for
the rest of the square footage which would be 3,004 sg. ft._ Using these
Vr/;'Y ratios: 5.8 x 4.5 = 26.1 spaces and 3 x 3 = 9 spaces. This would allow a total
t^ of 35 spaces. The proposed number of parking spaces is under the allowed
maximum and is at a ratio of 3.4/ 1000 sq. ft. for a total of 30 spaces.

[8/9/061 J.R. Wilson of Technical Services indicated that there are some minor
drafting problems that need to be taken care of.
