Leach President Wonderland Hill Development Company 745 Poplar Avenue Boulder, CO80304 RE: Mason Street North Mixed Use Development Proposal Dear James: I have received your letter dated March 1, 2001, where you had asked for a decision from the City about how best to address issues raised by our Parks Planning staff related to the Mason Street North development proposal. Staff had expressed concern that there was a significant loss of shared parking dedicated for park users that had been committed under the previous plan. In response, I directed the Park's staff to clarify their concerns and propose potential solutions. My understanding is that you have recently met with staff representatives from the Parks and Current Planning Departments and have reached an amicable solution. It appears that additional parking could be placed along the north and west sides of the site, although this will require some site reconfiguration and street improvements. With the changes, the total number of parking spaces for park use, with the surface lot east of Mason Street constructed on Parks property, will be 20% greater than on the previous approval. I'm glad to see that you have been able to collaborate with our staff at reaching design solutions for this very challenging site. The staff will continue to work closely with you as you proceed through the process. Thanks for bringing these issues to my attention.
