The racks by the northwest corner of Building B are very close to the two of the residential entrances, as well as to the entrance of the courtyard. Also, it makes sense to provide these bike racks at the end of the Mason Court roundabout. Additional racks added by the plaza provided along the Cherry Street for those who approach the project from South. Response to 78 (Katie Moore): The Cherry Street parking lot is rearranged with single driveway, in order to allow a plaza arrangement between the parking lot and Cherry Street, which is also close to the bus stop. However, the layout is still violating the LCUASS setback and driveway width requirements. Please find the attached variance request for our justifications for not conforming to mentioned LCUASS standards. Response to 79 (Katie Moore): See response to 106.10. (Since some upgraded materials, such as brick or colored concrete pavers, will be used for these parking stalls in order to create a "plaza" effect, continuing the pavement all the way to the building wall will enhance the effect we are aiming at.) 6. An additional study has been commissioned and completed by Terracon. This study outlines the subdrainage conditions on Lot 12 in detail. Project team will continue to work with Terracon during the architectural design phase. Mentioned study is attached. 7. See engineering responses by Shear Engineering. 8. See engineering responses by Shear Engineering. 9. The bus stop will be relocated as shown on the site plan. 10. The trash dumpsters are removed from the easements. More information has been provided about the trash dumpsters on the site plan. 11. The developer is progressing in convincing the Burlington Northern Railroad Company to provide a letter. However, as in everything with the railroad companies it is taking time since the bureaucracy in national firms works slow. At this point we would like to remind the city that there is a use easement provided by the owner to the Burlington Northern Railroad Company and that the Company does not own the land. Response to 107 (Steve Olt c/o Kathleen Reavis): Bike racks around Building A have been relocated. The racks by the northwest comer of Building B are very close to the two of the residential entrances, as well as to the entrance of the courtyard. Also, it makes sense to provide these bike racks at the end of the Mason Court roundabout. Additional racks added by the plaza provided along the Cherry Street for those who approach the project from South. Mentioned study is attached. 2 Current Planning: Response to 101 (Steve Olt c/o Len Hilderbrant): 1. The project team have contacted to Len Hilderbrant of Excel Energy and worked out a solution that is outlined in our utility plans. According to this scheme Mason Street North can be served without Excel Energy using the utility easement along Mason Court for gas lines. Therefore, 9' easement proposed in original Martinez PUD has been reduced to 8' for this submission. 2. Understood. Response to 102 (Steve Olt c/o City's Technical Services Department): See engineering responses by Shear Engineering. Response to 103 (Steve Olt c/o Craig Foreman): 1. The first application is submitted to the city prior to the August 16, 2001 meeting. This resubmission reflects the agreements reached in the meeting on the August 16, 2001. 2. The parking on the Park land (east of Mason Court) is removed. 3. The staircase north of parking lot of 6 (North of Building C) is removed. 4. See engineering responses by Shear Engineering. 5. See engineering responses by Shear Engineering. Response to 104 (Steve Olt c/o Rick Lee): Understood. We met Mike Gebo and Rick Lee to go over accessibility issues and agreed to provide 2 type A units and 6 type B units in Building C (the total number of units in the entire project is 20). We will be in touch with them as we progress with architectural plans further. Response to 105 (Steve Olt c/o Wes Lamarque and Basil Hamdan): 1. See engineering responses by Shear Engineering. 2. See engineering responses by Shear Engineering. 3. See engineering responses by Shear Engineering. 4. See engineering responses by Shear Engineering. Response to 106 (Steve Olt c/o Katie Moore): 1. Understood 2. The buildings are removed from easements 3. The sidewalk along the north side of Mason Court has been removed. 4. The median is removed from this application. This median will be designed and constructed by the developer in contingent with a Downtown Development Authority fund and therefore will be included in a separate application in the future. Rather than rushing the design for this application the developer will take time and design something worthwhile in the future.
