Clearly defined pedestrian access routes from the sidewalk to the building is provided. Vehicle circulation to and from the site has been designed to minimize auto and pedestrian conflict. Curb ramps and crossing areas will be provided on the site. Bicycle parking is provided. 7. Transfort a. Sidewalks are design to, and will be provided to City's minor arterial street standards, allowing pedestrians good access to Transfort future services. 8. WateryWaste Water b. A sand and oil interceptor will be provided. 9. Building Inspection Department a. An automatic fire sprinkler system is to be provided throughout the building. b. A body shop is to be included and the space will be sprinklered. c. An Energy Code Analysis, will be provided with the building permit submittal. 10. Natural Resources Department a. The trash enclosure is sized to accommodate recycling. 11. Stormwater Utility b. Drainage and erosion control plans and reports provided. C. On -site detention provided. d. PEDERSEN AUTO PLAZA CONCEPTUAL REVIEW LETTER LOCKWOOD The following is an explanation of how issues from the conceptual review comments have been addressed. Zoning Department The LUC has been adopted and we are in a Type II review. The amount of parking includes auto sales and display, in addition to employee, customer, H.C., vehicles -to -be -serviced parking. 2. Light & Power no concerns 3. Poudre Fire Authority A Hazardous Materials Impact Analysis is provided. 4. Engineering Department a. A 15' wide utility easement is provided. b. Several months were spent in an effort to negotiate a shared access from Mason Street with the property to the south. There was no interest on their part to pursue the issue. d. Provided 5.
