Please take notice that on June 3, 1998, the Current Planning Director of the City of
Fort Collins, Colorado approved the Final Development Plans known as PEDERSEN
AUTO PLAZA SUBDIVISION, which development was submitted and processed in
accordance with Article 2 - Division 2.5 of the Land Use Code of the City of Fort Collins.
The Subdivision Plat, Site Plan, Landscape Plan, Building Elevations, and Site &
Landscape Covenants of the subject property, together with the Development
Agreement dated May 27, 1998 between the City of Fort Collins and the Developer, out
of which documents accrue certain rights and obligations of the development and/or
subsequent owners of the subject property, are on file in the office of the clerk of the
City of Fort Collins.
The subject property is more particularly described as follows:
Being a Replat of a Portion of Tract B, Fossil Creek Commercial Plaza, A
Subdivision in the City of fort Collins, Located in Section 35, Township 7 North,
Range 69 West of the 6th Principal Meridian, City of Fort Collins, County of
Larimer, State of Colorado
