Box 580 Fort Collins, CO 80522-0580 Project: Pedersen Auto Plaza LOCKWOOD t1RCHITECTeS REQUEST FOR ALTERNATIVE COMPLIANCE The following alternative compliance to the Land Use Code (LUC) section 3.2.1, as allowed per section 3.2.1(N), is requested for the landscape plan for the Pedersen Auto Plaza development, located at South Mason Street & Kensington. The request for alternative compliance and explanation for the request is as follows: This modification is for the southern property line of this project only. The Land Use Code, section 3.2.1(E)(4), requires a minimum of 5 foot landscaped screen, including trees, between parking areas and its adjacent use. A six foot high solid fence screen is proposed with no set back requirement as an alternative. 2. This alternative compliance has been recommended by City Staff. As per LUC section 3.2.1(N)(2), this alternative compliance "enhances neighborhood continuity and connectivity, fosters nonvehicular access" by providing for a future pedestrian trail. It relieves concerns of landscape materials and other improvements being located in the pedestrian trail easement, only to be removed in eight years to make room for construction of the new pedestrian trail. It is intended this alternative compliance would still apply after the trail is implemented. A fence screen would be provided between this development's parking and the trail easement, as per LUC section 3.2. 1 (E)(4)(b), which describes acceptable screening. This alternative compliance contributes to a smooth and cost effective implementation of this critical pedestrian access point to the soon to be built Burlington Northern Corridor Project.
