Telephone facilities generally occupy rear lot utility easements, ..
which must be located on terrain which permits trenching
operations.
Within the office park,"the owner provides terminal room space
(usually e' X 4') and power for the main terminal at one buildi}zg
on each property, generally in a utility room or basement. The
owner's vendor provides all facilities beyond the main terminal.
Contact the U S WEST engineer for conduit specifications for the
-main telephone entrance cable..•_,
A 15' by 30, easement for three large telephone equipment
cabinets would be required in the general vicinity of the east
central part of the project.
U S WEST would require an exclusive telephone easement to replace
the existing easement being incorporated into expanded highway
We did not receive profiles for the work along Highway 287, so we
Are unable to determine $ow existing telephone cables and conduit
structures would be affected. Any relocation of existing
telephone facilities required by these plane, including vault lid
adjustments, will be paid for by the developer_ Due to high
costs of replacing conduit structures, we advise engineering of
utilities and improvements to minimize impact on the existing
conduit structures. This includes dredging of wetlands and /
lowering grades at the existing telephone easement.

The U S WEST easement on the plat needs to.be clarified, to state U S WEST, pedestrian access and
bicycle easement. It may not be described as a general utility easement. Also, the plat shows a general
Utility easement with U S WEST included in the definition. U S WEST can be omitted from the
definition of the separate, general utility easement.
Sheet one of, the plat shows a 6, utility easement at the rear of all lots. Sheet two contradicts this by not
showing rear easements on lot 65 for access to lot 64. on lot 32 for access to lot 31, and on lot 36 for
access to lot 37,
The dMty Plans appear to call for grading and detention on the existing U S WEST easement along
College Avenue. Our conduit struemre cannot be lowered in place. Any relocation of existing telephone
facilities required by these plans will be paid for by the developer.

COMMUNICATIONS
Steve, U S WEST'S existing easement is 16 %'. We will NOT give up that portion of the easement not
dedicated to additional highway right of way.
A drainage easement may not be platted over our remaining easement unless the developer pays several
hundred thousand dollars to replace our existing conduit and vault structure, comoplete with all cables in
this structure, both copper and fiber, in the replacement U S WEST easement. This is no different than
Fossil Creek Nursery, immediately north of Shenandoah.
Any relocation of existing telephone facilities required by these plats will be paid for by the developer
