EAST OF BUILDING SITE View Analysis: View 1- PVP Building'G' will most significantly effect the view from the house on the Southeast corner of Arbor Ave. However, the view of the foothills is only slightly effected, and the view of Horsetooth Rock is maintained. The views from the multi -family housing to the south of the building site are not significantly impacted, as the buildings are set far back from the street behind a row of garages. View 2- PVP Building'G' will have little to no effect on the other views from the homes on Arbor Ave. View 3- PVP Building'G' is appropriate for this development in scale, materials, and character, as seen from Shields St. and effects no views to the east. From the north this building will only effect views from the parking lots of other buildings in this same development, and will not alter the development's character from Horsetooth Rd. Associated changes with the building envelope, landscape, and building elevations are also required. Poudre Valley Plaza PUD is a 7.6 acre planned business services/residential development located on the corner of Horsetooth Road and Shields Street. The intent of the development in 1995, was to provide neighborhood services, goods, and dining —which has been done. Seven building pads were provided in the development, all but one of the buildings have been completed. The remaining building to be constructed will be on pad G, 1039 West Horsetooth Road & 1002 Arbor Avenue. This is where the mixed -use building, housing the residential dwelling units, is to be located. Originally only seven (7) dwelling units were proposed — now the developer's intend to build sixteen (16) dwelling units into the project. The proposed mixed -use building is proposed as a three story building with a basement level parkinggarage. Square footages are as follows: Basement Parking Garage 12,303 square feet (28 parking spaces) First Floor Retail Level 12,478 square feet Second Floor Residential Level 9,950 square feet (8 dwelling units) Third Floor Residential Level 9,950 square feet (8 dwellingunits) nits) total building square footage 44,681 square feet The upscale architectural style present in the existing buildings will be carried through to the proposed new building. The quality of the development completed to date is evident, and it's the developer's intent to continue that high standard through this last building.
