If by "phasing", Marc means timing of building permits and the actual building and parking lots for each building, I do not think there truly is a problem with the plans as we have them - campus type projects rarely build all of the sites immediately and many fees are paid at time of building permit. We basically need all of the earthwork, ponds, sewer, streets, and storm sewer done right away - no matter what, there may be a little bit of waterline that could wait until the future, but we could handle phasing that small part of construction with FCP. If Marc wants to be phased from a planning aspect and only pay portions of fees, etc. I think that is a big change and would require that the project actually be split into 2 projects that were stand alone. We'd get approval for the first phase and then have a second project that would be the second phase - I think it would be similar to the Fox Meadows Apartment / Commercial Projects up the street. If that were the case, the plat would still be OK, but everything on one side of the road or the other would be removed and it would just be an outlot. I am here until 9:30 and then will be out until about 1 if we want to talk on the phone. Regarding Variances, I am doing those for the streets. They are all the same as the ones we got last time and I am going to send them in with the original approvals from the City Engineer (in case that documentation is lost at the City). IF you look at sheet 2 of the original plans, the variances are listed in the middle of the sheet. There is nothing of any consequence to the project with the Variances. I think Marc is talking about Modifications to the Code, which is something I think Cathy would handle (if we need any). Let me know if there are any questions. Please go ahead and make an appointment to submit. Please confirm the time. We may have to meet you at the city or at your office that morning to provide our documentation but let's talk about that beforehand. Will there be a submittal fee that will need to be paid on Wednesday? If so, please let me know what the amount will be so that I can bring a check with our other docs. Also, I spoke to Mike Oberlander regarding the possibility that the project may be phased, probably into two phases at the most. Mike said our current plat will cover that. Is this something that we need to bring up with the city at the time of our submittal? Let's discuss this. Also, regarding Steve's question regarding a change in design or adjustment to parking numbers, we're assuming that nothing will be changed from the last design that was approved by the City. Let me know if this is not correct, otherwise the only thing that will change in our documents will be the title blocks. Also, how do we handle the variances requests in our submittal?
