RE: Priority Processing for Caribou Apartments PDP
Dear Maurice,
As you are aware the Caribou Apartments project PDP has expired and the applicant needs to
resubmit the project. We are planning to submit next Wednesday, the 215t.
The applicant is still proposing a multi -family residential development of 193 units. The
developer's mission is to provide a combination of income restricted and market -rate units. 87
total units will be considered affordable, with 14 units at the 50% median income level and 73
units at the 60% median income level.
The purpose of this letter is to ask for priority processing for this project, as well as requesting
reduced Transportation Development Review fees. Cameron Gloss has agreed to reduce the
Planning Department fees by one-half. In order to get the reduced fees, a letter from you will
need to be provided that confirms that the project qualifies as affordable.

RE: Priority Processing and Waiver of Development Fees for Hendricks
Communities - Caribou Apartment Project
Hendricks Communities is proposing to build a 193-unit mixed -income development
located at the southwest corner of Timeline Road and Caribou Drive in Fort Collins. The
project will have approximately 45% of the units affordable to households at 50% to 60%
of the Area Median Income (AMI). The breakdown is as follows:
l . 6 One -bedroom units at 50% of AMI
2. 8 Two -bedroom units at 50% of AMI
3. 30 One -bedroom units at 60% of AMI
4. 43 Two -bedroom units at 60% of AMI
5. 106 Market rate units
Therefore, the project qualifies for Priority Processing and a 45% waiver of its
Development Review Fees as an affordable housing project. The waiver applies to fees
charged by the Current Planning and Transportation.
Please implement Priority Processing procedures for this project's development review
process. The developer will be submitting an application for review to the Current
Planning Department on Wednesday, June 21, 2006.
