Dear Mr. Hendricks,
This letter is with regards to the Caribou Apartments, Project Development Plan
(PDP) that is currently in the City of Fort Collins development review process. The
development proposal is for 193 multi -family residential dwelling units, in 6 separate
buildings,on a 10.25 acre site located at the southwest corner of South Timberline
Road and Caribou Drive in Fort Collins, Colorado. The property is located in the E -
Employment Zoning District in the City. There are 87 of the total of 193 dwelling units
that are considered to be affordable units, based the average median income level.
The proposed multi -family residential land use on the property is permitted in the E -
Employment Zoning District, subject to a Planning & Zoning Board review and public.
hearing. The development proposal must satisfy all applicable requirements and
standards set forth in ARTICLE 3 - GENERAL DEVELOPMENT STANDARDS. and
DIVISION 4.22 - EMPLOYMENT DISTRICT of the City's Land Use Code (LUC). As set
forth in Section 4.22(D)(2) - Secondary Uses of the LUC, all residential uses are
considered secondary uses and shall occupy no more than 25% of the total gross area
of the development plan. In this case, the multi -family use constitutes 100% of the
development plan. A request for a modification of this standard has been submitted by
the applicant and is being evaluated as part of the Caribou Apartments, PDP currently
under review. The request must satisfy the criteria set forth in Section 2.8.2(H) of the
LUC. The Planning & Zoning Board is the authority assigned as the decision maker on
the modification request, per Section 2.8.1(G) of the LUC.
