RE: Caribou Apartments Resubmitted Project Development Plan
Dear Marc,
The Caribou Apartments Project Development Plan is a residential project
consisting of 193 multi -family units in the E — Employment zoning district. Multi-
family dwellings are permitted uses in the Employment district, subject to
Planning and Zoning Board review and approval. In the Employment district,
residential uses are considered "secondary uses," and according to the Fort
Collins Land Use Code, secondary uses shall occupy no more than twenty-five
percent of the total gross area of the development plan. A modification to this
standard has been requested to allow one hundred percent of the total gross
area of the development plan to be developed as secondary uses (multi -family
residential).
This modification request and subsequent development plan were approved in
May 2002 by the Fort Collins Planning and Zoning Board. The approved project
was never recorded, thus it expired. The project was recently resubmitted as it
was previously approved, and is pending approval by the Planning and Zoning
Board in August, 2006.
