Dear Resident:
The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday,
August 17, 2006, at 6:00 p.m. in the Council Chambers**, City Hall West, 300 LaPorte
Avenue, will hold a public hearing on a proposed development in your neighborhood.
The proposed development is commonly known as Caribou Apartments Resubmitted
— Project Development Plan, #18-02C.
This is a request for a 193 dwelling unit multi -family residential complex located at the
southwest corner of South Timberline Road and Caribou Drive. The project is located
on 10.25 acres of land and will yield a gross residential density of 18.8 units/acre. The
multi -family buildings will be arranged into two-20 unit buildings, two 32-unit buildings
and tow 44-unit buildings. A clubhouse building, with 1 dwelling unit and recreation
amenities, is also included with the project. The buildings will range from two to three
stories in height. Off street parking will be provided in both surface parking stalls and
detached garage structures. There currently is a single-family residence on the
property. This house is not incorporated into the site plan and will be razed. The
property is zoned E — Employment District.
Both the Planning and Zoning Board and the City Planning Staff consider your interest
and input in this matter, as well as your neighbor's input, an important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to
provide input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official records
of the Larimer County Assessor. Because of the lag time between occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
