HomeMy WebLinkAboutCARIBOU APARTMENTS (RESUBMITTED) - PDP - 18-02C - CORRESPONDENCE - ENVIRONMENTAL REPORTCommunity Planning and Environmental Ser.,ces Current Planning Department City of Fort Collins August 10, 2006 Marc Hendricks Hendricks Communities LLC 1165 South Pennsylvania Street, Suite 100 Denver, Colorado 80210 Dear Marc: The intent of this letter is to confirm that the proposed Caribou Apartments Project Development Plan is in full compliance with the City of Fort Collins Land Use Code (LUC) Natural Habitats and Features Protection Standards (section 3.4.1). Due to the wetlands located south of the proposed development, the Caribou Project was required and has successfully met the Fort Collins Natural Habitats and Features Standards. These standards were achieved by providing a 100' natural habitat buffer from the outer edge of the wetlands, as well as a protective barrier fence (Limits of Development - L.O.D. fencing) to protect the wetlands and buffer area during construction of the proposed project. Also, as required by the City's Land Use Code, the Caribou Apartments site, landscape and utility plans located structures away from flight pattern areas, minimizing potential impacts to the migratory species that use the wetlands. Structures were also sensitively placed to provide additional wetland buffering from residential activities and a trail system and observation gazebo were placed in low impact locations to allow the future residents to enjoy and actively observe the wildlife activities of the wetlands.. Personally, it has been a pleasure working with both you and your consulting team to design such a wonderful development project that provides critically needed affordable housing for our community, while maintaining an environmentally sensitive habitat. I look forward to utilizing this project in the future as an example of how development projects can be designed to be appropriately integrated with and minimize impacts to adjacent natural habitats.
