Caribou LP 7350 East Progress Place, Suite 208 Greenwood Village, CO. 80111 Dear Mr. Hendricks, This letter is with regards to the Caribou Apartments, Project Development Plan (PDP) and Final Plan. The development plan is for 193 multi -family residential dwelling units, in 6 separate buildings, on a 10.25 acre site located at the southwest corner of South Timberline Road and Caribou Drive in Fort Collins, Colorado. All (100%) of the total of 193 dwelling units are considered to be affordable units, based the average median income level. The property is in the E - Employment Zoning District in the City of Fort Collins, Colorado. The approved multi -family residential land use on the property is permitted in Division 4.27 E - Employment Zoning District of the City's Land Use Code (LUC). As set forth in Section 4.27(D)(2) - Secondary Uses of the LUC, all residential uses are considered secondary uses and shall occupy no more than 25% of the total gross area of the development plan. In this case, the multi -family use constitutes 100% of the development plan. A request for a modification of this standard was submitted and evaluated as part of the PDP review. The City of Fort Collins Planning and Zoning Board approved both the Caribou Apartments, PDP and the associated modification of standard at their public hearing on August 17, 2006. The Caribou Apartments, Final Plan was approved on August 16, 2007. The final plans are now recorded in the City of Fort Collins Technical Services Department, with the subdivision plat also recorded in Larimer County.
