Good Afternoon, Steve.
We have recently received news that CHFA has awarded Hendricks Communities with the tax credits needed to
be able to move forward and build Phase II of the Caribou Apartments. I do have a few questions for you
regarding the approved FDP and the approved building design for the Caribou Apartments.
The height of our 3-story building has been approved at 39'-10". We would like to raise the heel height of the
roof trusses to be able to utilize the trusses for a higher energy heel and would like to be considered for an extra
2" for a total building height of 40'-0". Can you tell me if this will require special documentation through the
City for approval?
Along with the additional 2", in order to raise the truss heel the necessary amount, we would also like to
propose lowering the front to back roof slope from a 4:12 to a 3:12 roof pitch so that the 40'-0" maximum
building height is not exceeded and so that we can utilize this heel height which is advantageous with the Energy
Code.
Can you also tell me if we are within the required timeframe from the date of FDP approval to begin
construction in Spring of 2012, or if an extension will be required.
