A.: The area that you now see impacted by stormwater will be re -graded with this
project. A new stormwater detention pond will be constructed in the northeast
corner of the project. This pond will be sized to capture the 100-year storm off
the Care Housing project. Concrete pans will be constructed to channel the low
flows. Storm flows will then be released at a controlled rate that closely
resembles the two-year historic rate. So, what you see out there now will not be
the developed condition.
4. Could we have more shrubs along the north property line and around the
detention pond? This would help.
A.: Yes, we can add shrubs to these areas.
5. Are you providing any special services for the senior citizens that will be renting
on the south side of Rolland Moore Drive?
A.: No, our senior tenants will be fully ambulatory and not in need of any daily living
assistance or care. Some will be able to drive.
6. Will the community building be available to other groups?
A.: Yes, we look forward to renting to other neighborhood associations or groups
who need a place to meet.
7. Will there be any opportunities for home ownership?
A.: No, the way that the financial arrangement is structured, we are obligated to rent
versus sell. After the terms of the financial commitment have expired, we may
provide an option for purchase.
8. Will you rent to college students?
A.: No, college students would not be able to meet our requirements for employment
and income.

The meeting began with a description of the changes made since the last neighborhood
meeting. The primary changes are:
The Bridgefield Drive alignment has shifted to the west, bordering the
apartments, so the Care project is no longer divided by this local street.
2. The Shields/Shire Court intersection will remain open with unrestricted
turn movements until the City builds a median in Shields. At this time,
there is no project or program budget to construct such a median.
Unless otherwise noted, all responses are from the consulting team and the applicant.
QUESTIONS, CONCERNS, COMMENTS
Sundering Townhomes H.O.A. supports the proposed changes and supports the
project. We have provided a letter of support to the Planning and Zoning Board.
2. Keeping the Shields/Shire intersection open will be advantageous for us. This
will allow us more flexibility for ingress and egress for Sundering. It would seem
like a waste of money to close it and then what do we do with a dead-end space?
The dead-end would probably become a maintenance liability for both the City
and Sundering Townhomes.
3. The stormwater backs up on the property. Will this condition be fixed so we do
not have flooding problems in Sundering Townhomes?
