HomeMy WebLinkAboutRICHARD'S LAKE P.U.D., FILING ONE, SECOND REPLAT - PDP/FDP - FDP120004 - SUBMITTAL DOCUMENTS - ROUND 1 - PLANNING OBJECTIVESThe applicant, Ridgeway Construction Services LLC and the Owner, Richards Lake, LLC have been marketing and building single family homes in this immediate neighborhood for a number of years. We have experienced an ongoing feedback of potentially interested homebuyers of these lots who have expressed the concerns contained in this letter. We believe allowing this proposed replat would do much to resolve those concerns. It is our opinion that approval of this application would be in compliance with the most current Fort Collins Land Use Code by (1) insuring that the development is sensitive to the character of the existing neighborhood, ( 2 ) will encourage the development of vacant properties within this established area (3 ) will improve the design, quality and character of the development (4 ) will meet a wider range of everyday living in neighborhoods that include a variety of housing choices. Current land use is Type LMN density Mr. y�ee�A This letter will provide an introduction and explanation for our request to replat four existing vacant Single Family lots into three Single Family Lots on Beamreach Place. The existing lots are Lots 237, 238, 239 and 240 aka known as 1715, 1721, 1727 and 1733 Beamreach Place respectivley. Site Plans and overall site maps of these lots have been sent to you previoulsy by e mail showing the relationship of these lots to the existing and neighboring lots. These existing lots front Beareach Place Street and have rear yards which abut Lots 255, 254 and 253 Keel Cove. The issues causing the need to replat these lots is that due to the narrowness of the four lots ( 55' width) proposed for replat, these lots will require two story construction immediatley adjacent to homes that are primarliy single story which will additionally cause a relative congestion of rear yards for the three Keel Cove lots directly to the rear of these homes. Concern of this condition has been expressed numerous times by potential home purchasers of these lots as well as by existing homeowners. Re -platting of the four lots, 237-240, into three lots will not only mitigate this concern but will also allow for a greater mix of housing choices in the neighborhood. These four lots are the narrowest lots in a grouping of lots where there are choices for either two story or one story homes. Due to the current width of these lots, if only one story homes were to be built, they would not integrate well and would clash because they would have to be significantly below the size standard of the neighboring homes. If, to achieve relative conforming total size, two story homes were built on these lots, they would stick out, and up, from the neighboring pfoperties thereby losing the desired conformity and street appeal of the neighborhood. Allowing the re -platting of the four lots into three makes them more compatible and will allow homes that would integrate into the surrounding neighborhood.
