25. Provide a cross section of the road through the median, for the median area to also work
as a future turn lane the cross section needs to be work with or without the median
without major redesign needed.
26. Since there is a lot going on in the intersection of Triangle and Strasburg it might be a
good idea to provide a separate detail that has the elevations in it.
27. All the access drives need to show concrete to the property line and the radii should be a
maximum of 15 feet. These radii are not indicated any place that I can find.
28. Need to provide a temporary turn around easement at the end of Triangle Drive. This can
be done on the Plat or can be done by separate document. A off -site grading easement
also appears to be needed. Provide information on how the temporary turnaround is to be
built. Is curb and gutter to be built now or after the turnaround is removed?
Egyptian Drive Plan and Profile
29. There are a couple of elevation conflicts on this plan.
Strasburg Drive Plan and Profile
30. Haven't shown curb returns on either this profile or Triangle Dr.
31. The nose of the median needs to be a minimum of 20 feet behind the flowline. See
Section 1.02.03.10
32. Strasburg from the Ridgewood Hills property to the intersection of Egyptian drive should
be a 28 foot street. The walk is attached on the south side of Strasburg Drive in
Ridgewood Hills. It needs to transition to detached on the Shenandoah Property.
Plan and Profile - General
33. There are some extreme grade breaks at the intersections in the curb returns.
34. Spot elevations need to be provide along the medians.
Drainage Details
35. The Typical Deflector Inlet - We need to discuss this. If these are to be used they can not
be considered a part of the bikelanes. This means that the bike lanes at the intersection
would need to be 8 feet and then could transition down to 6 feet once past the inlets. I
also need to talk to the State about this. Tess will be here at the end of the month and I
can discuss with her then as to if your design is acceptable to them.
General Details
36. Make changes as shown on the plans to the details.
37. Provide a midblock detached walk pedestrian ramp detail. We do not have a standard one
at this time so you will need to create one.
State Highway Plan
38. The plans you have provided are fine for the future improvements. Need to provide a plan
that shows the striping for the right decel and accel lanes and the raised median.
39. As per our meeting the raised median should be: 140 feet of storage, 485 feet of decel
and 220 feet of taper. The median shall end at least 100 feet to the south of the southern
edge of Victoria Drive.

9. Provide a cross section through the medians for all three. College Ave, Triangle Drive
and Strasburg Drive. This will allow a better look at how the grades work.
Cover Sheet
10. Correct the General notes as indicated.
11. Strasburg only need to have a 4.5 foot walk. This should be the same cross section that is
used for the rest of Triangle Drive.
12. Please provide a 5 foot walk on the Triangle Drive cross section.
Overall utility Plans
13. Strasburg Drive is a 28 foot street in Ridgewood Hills, therefor Strasburg needs to be
shown as a 28 foot street from the Ridgewood Hills property line to the intersection of
Egyptian Drive. The walk on Strasburg in Ridgewood Hills is also attached on the south
side of the street. This was due to last minute conflicts with the storm sewer and light and
power. This walk should be transitioned to a detached walk on the Shenandoah Property.
14. Access Drives off of Triangle Drive - a radius entrance will be allowed with a maximum
15 foot radius and concrete to the property line.
15. All the frontage along a lot needs to be built in order for the lot to acquire a building
permit. The current phasing does not reflect this for lot 94. This was changed on later
sheet.
16. In what phase does the pond out along College Ave get built?
17. The median in Triangle Drive needs to be labeled as "median/ future left turn lane"
18. Do not provide ramps across from the driveways into the commercial area. We do not
want to encourage crossing of Triangle at these points.
19. All of Triangle Drive should have detached walk, see comments on the cover sheet.
20. Show the temporary turnaround at the end of Triangle Drive.
Grading Plan
21. The street plans show it but the grading plans do not show the off site grading that is
necessary at the end of Triangle Drive.
Drainage Plan
22. With as steep as the intersection and curb return for Triangle Drive and Strasburg Drive
are I am not sure that the water coming down Strasburg will make it around the corner
with out crossing over to the other side (south side) of Triangle Drive. Has this been
looked at? It may not be a problem with one or two year flows, but with any major storm
may cause a problem.
Triangle Drive
23. The state does not allow any additional water above historic to flow onto the State
Highway. And based on the existing topography no water was flowing onto the highway
and this needs to be maintain. Might not be able to guarantee that without a sump
condition at this intersection. This needs to be looked at.

Site Plan
1. Show the raised median in College Ave - no landscaping will be in this median.
2. Indicate that the median in Triangle Drive is "median / future left turn lane" - this should
be indicated on the Landscape plan also..
3. The entire length of Triangle Drive should have detached walk.
4. Strasburg Drive in Ridgewood Hills is a 28 foot street. Therefor Strasburg Drive on this
plan needs to be shown as a 28 foot street from the Ridgewood property line to the
intersection of Egyptian Drive.
Plat
5. Per your notes that state that the tracts are to be utility easements no buildings will be
allowed on these tracts. This is in conflict with what is being shown on the site plans.
6. Indicate who is to own and maintain the tracts.
7. See comments on the plat.
Utility Plans
8. Provide a striping plan for College Ave (SH287) temporary conditions - right decel and
accel lane.
