City of Fort Collins
February 24, 1997
Dear Resident
On Thursday, March 6, 1997 from 7:00 to 9:00 p.m. at the Redeemer Lutheran Church*, 6630
Brittany Drive, the City of Fort Collins Planning Department will conduct a neighborhood information
meeting to discuss a development proposal in your neighborhood.
The property owner/developer is proposing a mixed use development, known as the Shenandoah
Planned Unit Development (PUD), First Filing - Final, that contains single family residential,
business service uses (primarily office with some retail), a day care center, and a small private park
site on approximately 48 acres located near the northwest corner of South College Avenue and
County Road 32 (please see Vicinity Map on the other side). The Victoria Estates residential
development and Benson Lake are adjacent to the east, the Ridgewood Hills PUD is adjacent to
the west, and Carolyn's Cuisine is adjacent to the north. There are undeveloped properties in
Larimer County to the south. The subject property is in the rlp - Low Density Planned Residential
Zoning District with a PUD condition. The developer is currently in the City's required PUD review
process and all final decisions will be made by the Planning and Zoning Board in public hearings.
The purpose of this meeting on March 6th is to give all participants the opportunity to ask questions
of the developer and express their concerns in an informal setting. No final decisions will result from
this meeting. Representatives of the City will be present to respond to questions about City policies
and regulations and to take minutes of the meeting.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
If you have any questions regarding this matter, please call our office at 221-6750
Sincerely,
Stephen Olt
