SUBJECT: Minor Amendment — Poudre Valley Plaza As -Built Landscaping
Dear Mr. Snee:
This letter is in response to your Minor Amendment application dated April 19, 1999. In that application,
you requested that the City approve changes to an approved site development plan to reflect differences
between the original drawings and the actual in -place conditions.
The Fort Collins Land Use Code (LUC) Section 2.2.10 allows an applicant/developer to make minor
amends of an approved site specific development plan as long as the development application, as so
amended, continues to comply with LUC standards, at least to the extent of its original compliance. Staff
reviewed your application for compliance with the original LGDS standards and the LUC standards and
for possible adverse effects your proposal may have on the overall Poudre Valley Plaza PUD
development.
Upon review of your application, your application is hereby approved
Anyone wishing to appeal this decision has the right to do so. Such request should be in writing and
submitted to the Current Planning Department within fourteen (14) days of the date of approval. You
have the right to proceed with the project during the appeal period at your own risk. Please contact me at

Dear Mr. Snee:
This letter is in response to your Minor Amendment application dated April 19, 1999. In that application,

development.
Upon review of your application, your application is hereby continued based on the following:
1) Your minor amendment application to change the configuration of the landscape peninsula near pad
B was denied. Your as -build landscaping minor amendment application must reflect either the
approved configuration of this landscape peninsula or must conform to an approved minor
amendment. Please refer to the other letter sent to you dated May 5, 1999 regarding your pad B
minor amendment application for information on what needs to be done to get approval on that minor
amendment application.
2) The Zoning Department has placed a condition on their approval of this minor amendment
application that you submit new mylars showing the changes. The text from the written document
that you provided with the application that describes the difference from the approved plant to the as -
built conditions must be included somewhere on the mylars. You can submit blue prints for review,
but after approval, we will need the mylars.
3) The Water/Wastewater Department has placed a condition on their approval of this minor
amendment application that you show existing 16" & 36" water mains on landscaping plan and adjust
landscaping to meet separation distances.
4) You never signed the application forms for this or the pad B minor amendment applications, and
should come in to the Current Planning office to sign them.

Request you process this minor amendment to reconcile the as -built conditions as
compared to the original drawings.
