Dear Steve,
Submitted herewith, are the revisions for;the Poudre Valley Plaza P.U.D. Final documents that -
were submitted'on October 16, 1995. The enclosed revised drawings -of the. Final Site Plan,
and' Final Landscape Plan incorporate City comments, in accordance with your letter dated '
November 5; ,1995.. The drawings ,have a" revision date of _November 29,. 1995 Also r
enclosed, per your request, are two folded 'sets of" the architectural drawings by' Dana
Lockwood. Revisions to the Final Subdivision Plant, Final Utility Plans, and other engineering
documents will be submitted within a4ew"days by RBD, .Inc. per their -discussions with the
City's Engineering Department.
The following is'our response to your comments of November5, 1995:
1. The concerns raised by US West "are not viewed as; being problematic: -
Provisions in buildings to ,accommodate the needs of US. West will be
worked out when each building is designed.

Regarding the 45 degree parking on pad "A", the parallel- parking has been
removed opposite the 45 degree parking which will increase the driveway
aisle width to 23'
3d. Ramped curbs for handicapped access have been noted with an "R"• on the
Site Plan.
3e: - The following note has been added to the Site Plan: All loading and service
will be. from -the primary building entries during non -peak business hours.."
..4. The site will be accessible to persons with disabilities in accordance with the
Uniform Building' Code Section 3103 and UBC "Appendix .Section 3106.
Regarding handicapper accessibility of the residential units, Sharon Getz has -
•confirmed that seven units or less does not require handicapper accessibility.
5. Buildings will be .designed to meet the requirements of the. Poudre Fire
-Authority.
6 Red -lined notes. on LandscapePlan from .Water/Wastewater Departments
have been'added to the Final Landscape Plan. See forthcoming comments ,
. from RBD, Inc. regarding comments on red -lined set of utility plans.
7. Summit Ash has been changed to Marshall Ash and Ginnala Maple has been
changed to Mayday •Tree, Shadblow Serviceberry and Thornless Cockspur '
Hawthorn.
8. :See forthcoming comments from RBD, Inca In addition, a landscape plan
.,and irrigation plan for the future traffic island in South Shields Street will be
furnished to the City once the engineering design is complete. Construction
documents for these improvements. will be submittedwith final engineering
documents:.
