This memorandum documents my trip generation analyses of the

potential land use changes at the Poudre Valley Plaza commercial area
CC

at the Shields/Horsetooth intersection. The "Poudre Valley Plaza

Site Access Study" was prepared and submitted in June 1995.

Table 1 shows the trip generation from the cited study. The
=
reference for this information is Trig Generation. 5th Edition, ITE.
z
Table 2 shows the trip generation for known and expected uses for
C7
Poudre Valley Plaza as of this date. The reference for this
N
a
information is Trig GeneraLJjQn. 6t11 Edition, ITE. The trip
Ngeneration
from Table 2 is higher than in Table 1 by the following:
536 daily trip ends, 12 morning peak hour trip ends, and 69 afternoon
peak hour trip ends. The comparison is conservative, in that some
of the restaurants may not be open in the morning peak hour. Also,
some retail and restaurant trips will. be passby trips, which do not
add new trips to the adjacent. 8tr.eet.s.
In consideration of t:he (llst:ribution 14 traps, it is my
judgment that the change in Lr.ip yuiieraL.loii w.11l. not slgnificantly
impact any of the key intersouLlons. Thr: operaLlonal levels of
service at the key intersec;t.tons w:1.1.1 11ku l y remain In the same
categories as that reported Hi Lhu cited study.
