The water line valves cannot be located within 3 feet of the face of the curb. The water and sanitary notes on sheet 1, general construction notes, need to be corrected to reflect that all work must comply with the District's most current specifications and requirements. Irrigation taps need to be identified if applicable. The concrete encasement detail on sheet 19 needs to be identified for storm sewer. The district does not allow concrete encasement. The District requires curb stops for residential units with individual water service lines. The standard thrust block typical on sheet 20 needs to be corrected to indicate a test pressure of 150 psi, not 100 psi. The sanitary sewer profiles were not submitted for review. Please do so. 2. The report states that some BMP's may happen, others should happen, etc. This is the document that defines what shall happen, and when and in what order. What keeps the sediments from running down the south swale and the east silt fencing into the completed' detention pond to the southeast of the project? 6. Etc. The larger pond may need to be 'retrofitted, or you will need to provide your own water quality detention on -site. The current plans are in a condition .to enable City staff to schedule this item for an administrative public hearing in front of an Administrative Hearing Officer. A re -submittal of the PDP documentation prior to the public hearing is not necessary, except that Engineering and Stormwater would each like to receive 1 set of the utility plans as soon as possible. This is to enable the City Zoning Department to know when proper security for the landscaping, per phase, is required.
