Question: If Tract 'N' becomes duplexes instead of single-family homes will they still be alley -loaded? Answer: Yes, they will. 22. Question: Is there any way that Tract 'T' could become single-family residential? Answer: No. That property is in the MMN - Medium Density Mixed -Use Neighborhood Zoning District and the minimum density requirement set forth in the MMN District in the City's Land Use Code could not be met as single-family residential. 23. Question: Will storm drainage from these properties still go into the pond on the south side of Peyton Drive. There were flooding problems there last year. Answer: Yes, the storm water from these developments will go into that pond. The potential impacts will have to be evaluated with the drainage reports at the time of development review by the City. 24. Comment: This comment is for the City staff. We have concerns about density in this area. Small lots are an eyesore and the city is getting too dense. 25. Comment: This area could become a bottleneck once Avondale Road is connected to South College Avenue. 26. Comment: Trilby Road from Avondale Road to South College Avenue really needs to be improved. 27. Comment: We have concerns about the Triangle Drive & South College Avenue intersection situation. 0 15. Question: Once your development(s) has started how long will they take to complete? Answer: The developments will probably be 2 - 3 years to completion. 16. Question: Some of the pictures you are showing us of your proposed projects look similar to the existing dwelling units across from the Crystal Rapids water park in Loveland. Is that your project? Answer: No, it is not. 17. Question: How are these projects going to be accessed? Answer: The detailed traffic study, required to be submitted to the City for development review, will help determine the accesses and necessary street improvements. 18. Question: Will you actually take into account what we are saying at this meeting tonight when you do the planning for the developments? Answer: Yes, we will. We are listening to you. 19. Question: So these developments will be under our existing HOA? Answer: That is still to be determined. 20. Question: Who do we talk to about the pool and recreation facility situation? Answer: Melody Homes is really driving this. Discussions about the status of the existing facility and possible new facilities have not yet occurred. 4 E 10. 11. 12. 13 14 Question: What is the distance from the back of properties on Peyton Drive to the buildings in Tract 'T'? Answer: The distances will be from 30' to 100' between these new buildings and the rear lines of the lots on Peyton Drive. Question: Will the new development be elevated above the existing grade? Answer: The new development should be at about the same grades and elevations as those existing on the sites. Question: Can you put earthen berms between the developments? Answer: We can certainly look at this possibility. Question: Will the detention pond be a wet, bug -infested pond? Answer: No, it will not. It is being designed for storm water detention only, and will hold water right after a storm only for a short period of time. The storm water will be released from the pond at a prescribed, allowable rate. Question: What will be the density of these 2 developments? Answer: Tract 'N' is shown at 5.4 dwelling units per acre and Tract 'T' is shown at 7.5 dwelling units per acre. Question: What timeframe are you looking at for development on these properties? Answer: We have not yet established a formal submittal date to the City for development review. Answer: The developer is responsible for the street improvements. Question: How will the construction trucks access these sites during construction? Answer: That is still being discussed and will be determined during the development review process. Question: What is your price point for these homes? Answer: At this time the home prices have not been determined. Question: Will either of these be affordable housing projects? Answer: No, they will not. Question: Will these developments become part of the existing Ridgewood Hills Homeowner's Association (HOA)? Answer: Probably, yes, they will become part of the existing HOA. However, the developer is not absolutely sure that this will occur. Comment: There is concern that these new developments could overload the existing recreation facility. Question: Will these new developments provide any of their own recreation facilities? APPLICANT & Vignette Studios CONSULTANT: c/o Terence Hoaglund CITY PLANNER: Steve Olt The applicants are proposing 30 two-family dwelling units (duplexes) on Tract 'N' and 45 single-family attached dwelling units (multi -family) on Tract 'T' of the Ridgewood Hills PUD, Third Filing. This would result in a total of 75 new dwelling units in the Third Filing. The property (2 sites) is located on the north and south sides of Avondale Road (future extension), on the southeast side of Triangle Drive. Primary access to the sites will be from Avondale Road and Triangle Drive. Site layouts were presented at the neighborhood meeting. The properties are in the LMN - Low Density Mixed -Use Neighborhood and MMN - Medium Density Mixed - Use Neighborhood Zoning Districts. .................
