This memorandum addresses the transportation impacts of the

proposed Ridgewood Hills, Tracts N & T. It contains all of the

information required in an intermediate transportation impact study.
Ridgewood Hills, Tracts N & T is proposed to be located in the east
>
and south quadrants of the Triangle/Avondale intersection in Fort
_
Collins. The site location is shown in Figure 1. Ridgewood Hills is

a developing residential neighborhood. Ridgewood Hills, Tracts N & T
owill
consist of 28 single family dwelling units and 41 townhome
N
n
dwelling units. The scope of this study was discussed with the Fort
N
Collins Traffic Operations Engineer. The base assumptions form and
c\J
related information is provided in Appendix A. There are sidewalks
along developed parcels of land within 0.25 miles of the site. There
are bike lanes on Triangle Drive and Avondale Road.
Figure 2 shows recent peak hour counts at the key
intersections. The count data was obtained in June 2004. Raw
traffic data is provided in Appendix B. Table 1 shows the current
peak hour operation of the key intersections. Calculation forms are
provided in Appendix C. A description of level of service for
unsignalized intersections from the 2000 Highway Capacity Manual and a
table showing the Fort Collins Motor Vehicle LOS Standards
(Intersections) are also provided in Appendix C. The US287/Trilby and
Uj
US287/Triangle intersections are considered to be in a "commercial
corridor." The Trilby/Avondale-Constellation and Shields/Trilby

intersections are considered to be in a "low density mixed -use
residential corridor." The key intersections operate acceptably during
zthe
peak hours.

The trip distribution for this site is shown in Figure 4. The

trip distribution was determined using the existing traffic counts,

knowledge of the existing and planned street system, development

trends, and engineering judgment. The trip distribution was agreed

upon in the scoping discussion. Figure 5 shows the site generated
traffic assignment of Ridgewood Hills, Tracts N & T.
