Dear Mr. Olt,
The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed
the above mentioned request and submit the following comments.
The total number of proposed units cannot exceed the total number of units that were approved
April 2001.
A separate water and sanitary sewer tap is required for each building.
A drawing is to be submitted for approval that identifies the water meter pit locations.

This completes staff comments at this time. Additional comments may be forthcoming. This
development request is subject to the 90-day revision re -submittal (from the date of this
comment letter) as set forth in Section 2.2.11(A) of the Land Use Code. A copy of a
Revision Routing Sheet, indicating the number of copies of the revised subdivision plat to re-
submit, is attached to this comment letter. Be sure and return all of your red -lined plans when
you re -submit.

(9/30/02) Label all the existing easements.

(9/30/02) Need to identify and label the new building envelope size and make it clear that the
areas being vacated are to be a part of the building envelope. (11/25/02) Can even remove
the old building envelope lines and dimensions that are not needed.

(11/25/02) Add the following note to the plans to vacate the easements dedicated by the -first
plat.
All easements shown on Condo Blocks 1, 2, and 3 of Provincetowne PUD, Filing No. 2 are
vacated by this plat.

(11/25/02) What does Note #2 (Sheet 1 of 6) mean? When were those easements vacated
and how was that done?

(11/30/02) Need to provide reception numbers for the adjacent easements that are shown and
identified as being dedicated by separate document. This would be the county reception
number. The reception number that you are showing on the plans is a City filing number (P-
124 2245) and not a County reception number. It needs to be removed from the plans.

(11/30/02) Sheet 2 of the set is not needed. Because it is more of a reference sheet, do not
include it in the final set to be recorded.

(11/25/02) Need to meet with or talk with Technical Services regarding the plat and what
needs to be done. They offer the following comments:
1. The 'Reception" # (P-124 2245) is NOT the Larimer County Receptions #, it is an internal
City recording reference #. Please remove it from the subdivision plat.
2. The outer boundary of each block being replatted must be monumented.
3. We need to discuss how to show the changes to the building envelopes, etc.
4. All of sheet 2 is not needed - it is confusing.
5. There still appear to be many problems with the replat.

Len Hilderbrand of Xcel Energy (Public Service Company) offered the following comments:
a. Public Service Company (PSCO) has conflicts in several areas where easement
vacations are being requested. PSCO has existing gas mains in two locations,
Buildings 4 & 30.
b. The customer will need to provide PSCO with a drawing showing exact locations of
gas mains and buildings in easements asking for vacations of those easements.
C. Any relocation of gas mains will be at the developer's expense.
1212102 - These comments have been left in this comment letter only because the City
has not received any new comments from Xcel Energy after a re -submittal was made. It
is understood that the applicant has contacted Len Hilderbrand directly and addressed
his concerns.
