DATE: October 17, 2000 X LL SUBJECT: Pedersen Auto Plaza Expansion Transportation Impact Study Addendum (File: 9732ME02) Pedersen Auto Plaza is proposing an expansion to their current CN facility in Fort Collins, Colorado. As shown in Figure 1, the site ) is located west of S. Mason Street, between Harmony Road and Troutman Parkway. The site plan for the Pedersen Auto Plaza Expansion is CDshown in Figure 2. Since a comprehensive traffic study was already rn performed ("Pedersen Auto Plaza Transportation Impact Study," October 1997), the scope of this exercise provides an analysis of the trip W generation of the proposed expansion and analyses of the key 0 intersections in the short range and long range futures with the o_ additional vehicle trips. An alternative modes analysis was included in the original transportation impact study, therefore, a detailed alternative modes analysis was not performed. The Pedersen Auto Plaza Expansion is proposed to be a 9,600 square foot addition to the existing building and a 5,000 square feet detached new building. The addition to the existing building is intended to be a body shop, which merely provides more space to service the vehicles that are brought to the original facility. The use in the detached building is not specific, but may be used as an expanded showroom area. An additional site access to S. Mason Street will be built north of the existing access. Table 1 shows the expected daily and peak hour trip generation from the Pedersen Auto Plaza Expansion using Trip Generation, 6`h Edition, ITE as the reference document. Land use code 841 (New Car Sales) was used as the land use. It is expected that the Pedersen Auto Plaza Expansion z would generate: 563 average daily trip ends, 33 morning peak hour w trip ends, and 42 afternoon peak hour trip ends. w Z 5 Figure 3 shows the assignment of the site generate peak hour Z traffic of the Pedersen Auto Plaza Expansion. Due to construction w Z on S. Mason Street, new peak hour traffic counts at the key 0 intersections in the area could not be performed. Therefore, the site generated traffic of the Pedersen Auto Plaza Expansion was added ¢ to the short range (2002) and long range (2015) traffic forecasts a from the cited TIS. Figures 4 and 5 respectively show the short Z range (2002) and long range (2015) total peak hour traffic at the key I -- intersections. Ca Table 2 shows the short range (2002) total peak hour operation U at the key intersections. Calculation forms are provided in Appendix U. U. A. All of the key intersections will operate acceptably, using the 4 ¢ recommended intersection geometry from the cited study. F-
