Single Trash Hauler -
We request that a single trash hauler be used for both Existing Business
and the Proposed Business Expansion.
Water Wastewater

Water and sewer services must remain perpendicular to the mains when
possible.

Place curb stop and meter pit adjacent to the street.

Field locate, show and label all existing water/sewer mains, services and their
associated appurtenances.

within this project vicinity. Show and label these on the plans and include a

In Basin P-mod, the spillway is designed to carry the 1007year flow to the
detention pond, while the storm sewer is designed to carry the 10-year flow.
This is acceptable, however it is required to have the swale carry the 100-year
flow times 1.33 for freeboard. The ovetopping elevation is around 49.8 just
northwest of the proposed building. Please show that the 100-year flow X 1.33
can pass without flooding the new proposed building, which has a F.F.
elevation of 40.50. This should be just a matter of ducumentation in the report.

Water Quality Outlet Structure:
Please use City of Fort Collins standard outlet structure rather than drilling the
orifice holes through the concrete. See USDCM, Vol. 3, Typical Structural BMP
Details section, Figure 6-a

Please consider tailwater affects for the existing storm sewer in Mason Street.
There will defenitely be some tailwater depth and even though there is no
current documentation, a simple analysis can be done with the flow rates
known for the ponds upstream draining into the pipe, and the flow to the
retrofited inlet.

Offsite Detention Pond Modifications:
Please provide a letter of recognition from the property owners to the north that
the ponds on their site will be modified. Also, please provide documentaion that
the new 100-year water surface elvations will be within the current drainage .
easements. This can be done with an exhibit in the report showing the existing
WSEL, new WSEL and current drainage easements.

radius and width of the drive as well on this detail. The drive radii should be 20

away with the plat. Where is the division between the two lots then?

outstanding issues must be resolved so that the item can be
scheduled for public hearing or revisions re -submitted with
the 90 day period.

Staff has completed a review of your revisions for the
Pedersen Auto Plaza Expansion - Major Amendment that
were submitted to the City on July 18, 2001. Copies of two
STAFF PROJECT REVIEW comment letters are attached. The
letters are from our new Development Management System
(DMS). The reason for two different letters is because some
staff persons entered their comments in the original Pedersen
Auto Plaza Subdivision file before they realized that this major
amendment is a new submittal and file. We are still working
on some formatting modifications to. the letters (which really
does not affect you).
The most significant outstanding issues seem.to be the
detention pond design and the need for off -site easements.
Another full round of review may or may not be necessary;
however, the stated issues must be resolved before the item
can be scheduled for a public hearing. It may be possible to
resolve the issues by talking with the most affected
departments directly.
There could be additional comments and red -lined plans
forthcoming. Also, this development proposal is still subject to
the City's 90-day turnaround period (as set forth in the Land
