City of Fort Collins
Dear Resident:
August 29, 2001
The Planning and Zoning Board of the City of Fort Collins, Colorado, on Monday, September
17, 2001, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold
a public hearing on a proposed project in your neighborhood. The proposed project is the
Pedersen Auto Plaza Expansion — Major Amendment — File #26-97A.
This is a request for approximately 15,000 square foot of building additions to the existing
Pedersen Auto Plaza at 4455 South Mason Street. Approximately 9,700 square feet would be
attached to the existing building and another 5,000 square feet would be in a future detached
building. The property is located north of Harmony Road, west of South Mason Street and east
of the Burlington Northern Railroad. Zoned C-Commercial Zoning District.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input
in this matter, as well as your neighbor's input, an extremely important part of the City's review of
this proposal. If you are unable to attend the public hearing, but would like to provide input,
written comments are welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the
opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no guarantee
this item will be heard on the date advertised. For the benefit of those attending the meeting,
the Board typically sets their schedule at the beginning of the meeting.
Sincerely,
Je Vve Olt
City Planner
*Please note that if the Monday, September 17" meeting runs past 11:00 p.m., the
