Dear Resident:
The Planning and Zoning Board of the City of Fort Collins, Colorado, on
Thursday, December 7, 2006, at 6:00 p.m., in the Council Chambers",
City Hall West, 300 LaPorte Avenue, will hold a public hearing on a
development proposal in your neighborhood. The proposed development
is commonly known as the Rigden Farm, 13th Filing (New Dawn Fort
Collins) - Project Development Plan, #56-98AM.
This is a request for a long-term care (assisted living) facility project
consisting of three (3) buildings containing a total of 30,000 square feet
of floor area (10,000 square feet each) on 2.5 acres located at the
southeast corner of Iowa Drive and Limon Drive in the Rigden Farm
development. The buildings will be 1-story structures about 23 feet in
height. Access to the site will be from Kansas Drive. The new Rigden
Farm Senior Living facility is directly to the north. The property is in the
MMN - Medium Density Mixed -Use Neighborhood Zoning District.
The list of affected property owners for this public meeting is derived
from official records of the Larimer County Assessor. Because of the lag
time between occupancy and record keeping, or because of rental
situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors
may have the opportunity to attend.
