The architect and owner are working out the final colors. However, we can
commit to the fact that it will not be white. Tan or light brown are
anticipated.

Thanks. I don't think that the vinyl fence will be a problem and I will
make the Board aware of this. However, when people think of vinyl fence
they normally visualize stark, bright white fence. Hopefully this fence
can be a cream, tan to light brown to match the buildings and provide a
softer color fence around the facility. Could you please check into
this?

The fence proposed along Limon Drive and Iowa Drive is the (just under) 4' high picket fence as shown
in Detail 12, which is not a large monolithic "solid" fence. There is a 2" gap between the 1" wide vertical
pickets that allow visibility through the fence. Posts are spaced at 6' apart and there are only horizontal
supports behind the pickets spaced at 3' apart.
The "solid" 6' high fence shown in Detail 13 is to enclose the courtyards, adjacent to the parking lot, on the
interior sides of the buildings.

fencing along the streetscapes. I was hopinig they were proposing a
more open tubular metal fencing in a dark color.

That is correct. In the City of Fort Collins the Planning & Zoning Board is the "final authority' on Type 2
land use reviews and decisions. This would go to City Council only if the Board's decision were appealed
by someone who is a "party -in -interest". Their appeal would have to be supported by appropriate grounds
for appeal and be accepted by the City Attorney's office.
You can submit the Final Compliance Plans as soon as the day after the Planning & Zoning Board public
hearing. However, there is a 14-day appeal period after the Board's decision. If you submit final plans
within that period you are at risk of delay of the Final Compliance review if the Board's decision is
appealed.

One other thing. The agenda indicates that "The P&Z board is the final
authority' on our item. Can you confirm that the PDP will not need to go on
to CC and that we can proceed with our final plan submittal after P&Z?

From the fencing I've looked at driving around town, I don't feel that 2" spacing gives a very open
appearance. Unless you are very perpendicular to it, all the pickets blend together and it will look solid with
not much variation. I would like the opportunity to discuss it further on Thursday night. Brigitte

I assume that you did receive my response of earlier today that said that the perimeter fencing is to be just
under 4' in height and of a picket design that provides a fairly open appearance. The 1" wide pickets will
be spaced 2" apart between fence posts that are spaced at 6' apart. There will be just 2 horizontal
supports, spaced 3' apart, behind the pickets.

I've looked at the plan copies I have and I still have some concerns about the perimeter fencing and the
visual affect of this type of fencing from the road and sidewalk. So I do plan to pull this from consent so we
can discuss it.
