City of Fort Collins
October 7, 2004
Dear Resident:
The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday,
October 21s`, 2004, at 6:00 p.m. in the Council Chambers", City Hall West, 300 LaPorte
Avenue, will hold a public hearing on a proposed project in your neighborhood. The
proposed project is commonly known as Rigden Farm, Spectrum Retirement Facility,
Modification of Standard, File #56-98Y.
This is a request for modification of parking standards in Land Use Code Section
3.2.2(K)(1) regarding the required number of off-street parking spaces. A retirement
facility consisting of approximately 129 units on 4.27 acres is proposed for the site. The
site is located in Rigden Farm on the south side of East Drake Road between Iowa Drive
and Kansas Drive.
Both the Planning and Zoning Board and the City Planning Staff consider your interest
and input in this matter, as well as your neighbor's input, an extremely important part of
the City's review of this proposal. If you are unable to attend the public hearing, but
would like to provide input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official records
of the Larimer County Assessor. Because of the lag time between occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those
attending the meeting, the Board typically sets their schedule at the beginning of the
meeting.
Sincerely,
r
