[10/5/04] Generally, the project is consistent with the numerous
Transportation Impact Studies conducted for Rigden Farm. My only issue with
Rigden Farm is the larger scale picture of the improvements that are becoming
increasingly necessary along East Drake Road and Ziegler Road.

[10/5/04] A utility coordination meeting is strongly suggested. Minimum
clearances to other utilities must be maintained. Clearances from electric to
other utilities are as follows ..... 10 feet from water, sewer & storm water, and 5
feet from gas.

streetlights must be shown on the landscape plan. Contact Monica Moore at

[10/15/04] Rick Lee of the Building Department indicated that they have no
Uniform Building Code concerns at this time. They will have substantive
comments when a formal, site specific development plan is submitted to the City
for review.

[10/15/04] The request before the City at the moment deals only with parking
requirements for the intended use on the property. The Concept Plan as
discussed at conceptual review is not being reviewed and approved with this
request. There may be issues with the layout and design of the project,
especially related to access to and circulation on the site. This, and other
issues, will be commented on when the formal Project Development Plan is
submitted to the City for review.

- [10/14/04] No issues with the modification request, but the layout as shown
does not appear to be meeting the standards for driveway locations. Please
review the Lorimer County Urban Area Street Standards for design standards
and requirements prior to laying out the site and submitting an actual project.
