Department: Traffic Operations Issue Contact: Eric Bracke Topic: General Number: 1 Created: 10/5/2004 [10/5/04] Generally, the project is consistent with the numerous Transportation Impact Studies conducted for Rigden Farm. My only issue with Rigden Farm is the larger scale picture of the improvements that are becoming increasingly necessary along East Drake Road and Ziegler Road. Department: Transportation Planning Issue Contact: David Averill Topic: General Number: 3 Created: 10/11/2004 [10/11/04] No comments on the modification. Minimum clearances to other utilities must be maintained. Clearances from electric to other utilities are as follows ..... 10 feet from water, sewer & storm water, and 5 feet from gas. Number: 2 Created: 10/5/2004 [10/5/04] The electric system must be shown on the utility plan and streetlights must be shown on the landscape plan. Contact Monica Moore at (970)221-6700 to initiate the design of the electric system. Number: 3 Created: 10/5/2004 [10/5/04] Street trees will need to maintain minimum clearances to streetlights, being 15 feet from ornamental trees and 40 feet from shade trees. Number: 4 Created: 10/5/2004 [10/5/04] A Commercial Service Form (C-1) for the retirement residences will need to be submitted in order to determine power requirements for the building. Number: 5 Created: 10/5/2004 [10/5/04] Existing electric is located along East Drake Road. Number: 6 Created: 10/5/2004 [10/5/04] In order to determine the development charges for the cottage units, Light and Power will need to know how these units will be metered and whether or not they will each have their own self contained kitchen unit. Normal electric development charges will apply for this development. Department: Natural Resources Issue Contact: Doug Moore Topic: General Number: 4 Created: 10/13/2004 [10/13/04] No issues with the modification request. Page 2 STAFF PROJECT REVIEW City of Fort Collins Davis Partnership c/o Lynn Moore or Eric Crotty 2301 Blake Street, Suite 100 Denver, CO 80205 Date: 10/15/2004 Staff has reviewed your submittal for RIGDEN FARM, SPECTRUM RETIREMENT FACILITY, MODIFICATION OF STANDARD - TYPE II (LAND USE CODE), and we offer the following comments: ISSUES: Department: Current Planning Topic: General Number: 7 Issue Contact: Steve Olt Created:10/15/2004 [10/15/04] Rick Lee of the Building Department indicated that they have no Uniform Building Code concerns at this time. They will have substantive comments when a formal, site specific development plan is submitted to the City for review. Number: 8 Created:10/15/2004 [10/15/04] The request before the City at the moment deals only with parking requirements for the intended use on the property. The Concept Plan as discussed at conceptual review is not being reviewed and approved with this request. There may be issues with the layout and design of the project, especially related to access to and circulation on the site. This, and other issues, will be commented on when the formal Project Development Plan is submitted to the City for review. Department: Engineering Issue Contact: Sheri Wamhoff Topic: General Number: 5 Created: 10/14/2004 - [10/14/04] No issues with the modification request, but the layout as shown does not appear to be meeting the standards for driveway locations. Please review the Lorimer County Urban Area Street Standards for design standards and requirements prior to laying out the site and submitting an actual project. Page 1
